The Right Rental Property Management – Part Three
-
Roles And Responsibilities
Every firm offering rental property management is different. Some have fixed services while others have custom-made packages for their clients. Ask the firm what all functions it will perform while managing your building. Also, ask the company how often it will send you financial statements and what powers it will exercise while managing your buildings.
Fee
The fee depends on the services the firm will offer you. The fee charged by a building manager is usually less than that charged by a realty managing firm. The monthly fee should range between 10 to 20 percent of the monthly rents of the buildings. Sometimes these firms have some other charges besides fee and therefore, you should check them before giving the contract to the firm.
Agreement
You should ask the company to show you a standard copy of the agreement. This will give you an idea about the terms and conditions of the contract. You should ask the company about the penalty charges for terminating the contract before it expires.
Customer Service
Last but not the least you should hire a firm for rental property management that provides good customer service. The staff should be helpful and friendly and should be ready to answer your queries. Nowadays, some companies allow their clients to access their accounts online. This means you can access all the data regarding your buildings like occupancy, rent received, expenses on house keeping staff and taxes paid, anywhere anytime.
