There are a lot of self storage and property management companies that offer a special of some kind as an incentive for a potential renter to choose their property. Here are some of the specials I have seen offered by various companies using our call center:

50% off the first 1-3 months.

Prepay 3 months get the 4th month free.

10% off 12-month prepay
Prepay 11 months, get the 12th month freeObviously, there are a lot of specials one can offer to attract clients to your property. One sales technique that some companies offer is to match the competitor rates. Based on several surveys, it is well known that most people rent first by convenience of location and secondly based on the rate. I have often wondered if companies who match competitor rates will also match the competitor special.
If I were opening a new facility, for instance, my first choice of special would be to match all competitor rates and specials for at least the first 3 months after opening. This would guarantee you a spot in the “getting started” storage market. Once you get a few tenants under your belt, offer a “word of mouth” special to your current tenants.
