There are so many components when it comes to the sales arena that you can’t pin point one or two areas and expect to be an overnight success, not only in the self storage industry but also in any type of business you’re in. As I’ve mentioned before, you want to make sure that you are up there with the big major leaguers, or your company won’t be able to keep their head above water very long. And if you’ve been keeping your head just above water… why would you want to do keep doing that?
I’m talking to the owners and managers of the company. It’s your job to make sure that every aspect of the sales approach is covered when training your employees. Even during the refresher training (which I believe every company should have no matter what type of company it is), employees need continuous training to better their game. Again, whichever type of business you belong to, there are certain selling words or phrases that you should be including into your “pitch”.
What are the “selling” words or phrases that you use and do you practice using them on a daily basis? If you’re not using them daily, you need to. If you’re not sure what they are, review your “pitch” and see what type of verbs you’re using to explain the features and benefits of the products you use.Take self storage, for example… Look at the difference between the 1st phrase and the 2nd phrase:
1. We have a security gate, video cameras and door alarms.
2. We take pride in our property and that’s why we offer a security gate, video cameras and door alarms to keep your items safe and secure while you’re renting with us.Now might be the perfect time to review how you come across to your customers and see if there’s anything that you can improve your sales technique to make your property “A cut above the rest”.
