A selling culture knows what it takes to make money. What does it actually cost you to get a rental inquiry? Do you know what a telephone call costs your property? Have you done the math? I think you would be shocked to see how much it costs to actually make the phone ring. Now take that one step further and try to figure out what each telephone rental inquiry costs you. Take your marketing and advertising budget and figure out how many actual inquiries you generate. Go even another step and figure out where these telephone inquiries came from. People are getting your phone number from many different sources. If you knew all those sources and the power of each of them, it would wake you up! Despite the cost and importance of telephone inquiries, many properties count only 8-10% of phone calls as rental inquiries. Isn’t that a little scary? Doesn’t this make each phone call even that much more important?
