Being available for your tenants is such an important aspect of being a property manager. That is probably not what a manager reading this wants to hear, but hear me out. Things go wrong in apartments/duplexes for no apparent reason. It’s the property manager’s duty to be on top of these problems when they happen. Even if you are not local to your tenants, it can be done. I used to live in Rolla, Missouri and I rented a duplex through a local property manager. Any time I had a problem (i.e. garbage disposal, ants, furnace), it would take several days to get a hold of them to begin with and then several weeks to get things taken care of. It was a nicer duplex so I paid extra for that. Needless to say I did not renew the lease and went somewhere else with cheaper rent.
Here in Columbia, Missouri, I live in another duplex. My landlord for this place lives in Springfield, Missouri (for you non-Missourians that is about 180 miles away). She has been available any time of day or night for things going wrong in the duplex. Our refrigerator went out on a Saturday and it was replaced within 2 days. Someone came to look at it the next day (Sunday!) to diagnose the problem, and then it was replaced the next day when it was confirmed to be dead. I even had the same response time when my hot water heater went out 5 months earlier. Even though it’s not the most energy efficient place, I would rent again with my landlord strictly based on how responsive they are.Learn how to be good to your tenants and they will return the favor.
