    Rental property management can be a relatively challenging endeavor, depending upon how many housing or self storage units one is in responsible for. It pays to know a little bit about a variety of different aspects of the housing or storage business , giving a well rounded idea and basic awareness of some of the things that may come up. Insurance and liability factors must be attended to, and zoning laws must be adhered to as well. Owning these homes that you intend to rent out puts you in a different tax bracket, and you will want to look into that, too.

    Rental property management encompasses more than just the legalities of the business, though. It also requires that you maintain the buildings and structures, as they do belong to you. When there is a vacancy, the dwelling must be made ready for new tenants, and this may or may not require a good bit of work to achieve. Finding tenants that are agreeable to your terms and whom you feel will take proper steps to insure that your house stays clean and well cared for is challenging.

Of course, you have to abide by the equal housing laws, which means that you can not discriminate on the basis of sex, race, religion or physical disability, though you can certainly choose based upon the renters history and credit checks. If you can find no references at all, or no positive references from previous rental property management that you were referred to, then chances are you would be better off moving on. Specifying your requirements upfront, for example no smoking in the house or no pets, will help narrow down the qualified applicants right from the start.

    When good tenants go bad, bail out or stop paying rent, it can create an emotional as well as a financial strain on your rental property management skills. What do you do when they are not paying rent on time? What do you do when they are not paying rent at all but they are still living there? What do you do when they leave in the middle of a lease, your house in shambles? What are your rights as the owner of the house, and what are their rights? Do your homework here. Consult with an attorney ahead of time, if you can, before such things occur. Some attorneys will not charge for customer service consultations or advice.  If you suspect that there might be a discrepancy in what your tenant is telling you and what is actually happening, you will want to be proactive rather than reactive.  Knowing what the proper steps are in pursuing an eviction, should that ever become necessary, eases your mind. It lets you know where you stand.

    This business is fraught with its ups and down. There are challenges that you may not have thought about in the beginning, when all you wanted to do was to remodel an old house that you found for sale. But learning the ins and outs of rental property management gives you a firm foundation, and a greater reach in your own business. It builds confidence, and in the end, you profit from this knowledge, even if it was not so easy to come by in the beginning.
