But this sometimes varies with state laws. The sellers agent can also act as the agent of the buyer but in that case he will have to declare the matter to the seller and he must also see that he is being loyal to both parties and negotiating a fair deal to both the parties.

    The buyers do not often do this because the real estate agent appointed by the seller often serves their requirement. Since the sellers agents are required to disclose all the matters related to the property on sale, the buyer does not have to go through the search process once again. This saves both time and money. The agent of the buyer helps by advising the buyer on the appropriateness of the property value and the offer that can be given for a particular property. Sometimes the confidentiality of the buyer also prompts the buyer to appoint a buyers agent to close the deals on his or her behalf.

The first and foremost object for such appointment is to see that the price being paid for a property is fair and justified. The best advantage is in the field of negotiation and closing the deal by maintaining all the provisions of rules and regulations. If an agent is formally appointed by the buyer then the agent falls under the agency duty and is bound by law to put the interest of the buyer before his own and this sums up why some people appoint agents to buy a residential or self storage location .
