Many neighborhoods across the country have adopted the development of an organization called homeowner association property management. Typically, newer developments will have homeowner association property management before the first homeowner moves in. You should not have to ask your real estate agent if the home you are interested in has homeowner association property management in the neighborhood. The real estate agent should use this homeowner association property management as a selling point.

Here are some things that might fall under the responsibilities of a homeowner association property management company.

Building Standards- this allows the developer to obtain an overall look and feel in the home building. Such things as how much brick, siding or other exterior material should be used. The developer will then allow a certain number of builders to submit designs for the neighborhood. When more builders are allowed, you will have a diverse selection of homes for sale in the same area. This will attract new homebuyers, first time homebuyers, families, newlyweds, couples, retirees, and more.

Exterior Structures- this regulation allows the developer to control what each homeowner can put in their yard as far as fencing, sheds, etc. Depending on the developer the regulations can be extremely varied.

Landscaping- for continuity of the overall look of the neighborhood, a developer can put in the bylaws that certain levels of lawn care and landscaping must be maintained. Trees, bushes and plants can be included in the type of landscaping that each homeowner must have.

Here are some of the things that a homeowner association property management company might also regulate.

Vehicle parking- how many vehicles can be parked on the street and in the driveway. Oversized vehicles like RVs and semi trucks are often barred from homeowner association property management rules. This type of restriction will also prevent the abandoned car and the car restoration in the driveway type of homeowners.

Public area access- pools, parks, playgrounds, lakes and more, are a homeowner association property management companys duty to monitor unless passed on to the homeowners association.

Pets- a homeowner association property management company along with the developer can place restrictions on what type, what size and how many pets a homeowner can own.

Because the laws of a homeowner association property management can be so varied, it is important to find out if the neighborhood you are looking to purchase a home in, is governed by a homeowner association property management company. Many people find that homeowner association property management companies can be too regulating and restricting. The homeowner association property management is definitely not for every homeowner.

Looking for a new home is exciting and frustrating at the same time. Find out right up front what neighborhoods have a homeowner association property management company. If you like the idea of a homeowner association property management then your real estate agent can guide you to those neighborhoods. If you do not like the idea of a homeowner association property management then ask your real estate agent to show you some homes that are not in a neighborhood that has homeowner association property management.

Many times a homeowner association property management company uses the bylaws set by the developer and the city and county laws to maintain the neighborhood. Some homeowners think that having a homeowner association property management company will make their neighborhood, safer, cleaner and more beautiful. Ask your real estate agent for a copy of the neighborhood bylaws and see if they are what you are looking for in a neighborhood.
