    In property management, you as the manager or business owner need to find a way keep things fresh and build the morale of the people that work for you. It is not always easy to find ways to spice up a day in which the people know they will be coming in doing the same tasks all day. When involved in property management you have to think to yourself, how can you motivate your staff to show up to work, day in and day out?

    There was a company that was going to have to make some changes to their structure. Sometimes when involved in property management, you have to make the occasional changes. These changes were going to made in order to make things more efficient and also to promote the talent within their district. They set up interviews with twenty out of two hundred potential supervisors, looking at them to take the next step to assistant managers. In this property management structure, the district had too many locations to visit, coach and train monthly so they were going to divide the district in half. With this division, come promotions and other opportunities for these high potential supervisors.

    In order to conduct these interviews, some members from the district office along with others involved in their individual property management structures, created a panel to present questions. Then these high potential supervisors, one by one, sat in front of a panel of three to field the questions asked to them.  They were asked a serious of six questions in order to determine who they would fit into their own individual property management structures. Some interviews lasted for ten minutes and some lasted as long as forty five minutes. The district staff members overseeing the individual property management structures were obviously wearing their emotions on their sleeves as they left the rooms. It was said that those high potential supervisors would get their feedback in a couple of days relayed back to their general manager. That is one of the hardest parts of property management, having to tell an individual trying to climb the ladders within their property management structures, how they did. It can be an extremely tough conversation with that person or it could be a conversation in which will make their day or career.

    Within your own property management structures, what are you doing to create a buzz or stir up the fury of the mundane workplace? It was seen after that high potential supervisor question and answer session, those supervisors went back to their own properties and continued to affect their business, but with more desire and passion. In your own property management structure, you might not have such a big event the district splitting into two separate structures, but it could be as simple as a competition with a good reward at the end. Motivating your staff and creating excitement or just a couple of the hats most of you have to wear as a property manager. A motivated and excited staff does extremely well for business.
