Who wants to be in property management and not make a profit? Of course, no one really does. Let us go from a different angle. Who wants to be involved in storage, do well in the market place, grow their business exponentially, and can retire way before they even could have predicted? Most people would choose the second path. Why not add a third scenario into the pot? Who wants to be involved in storage, do well in the market place, grow their business exponentially and could retired way before they could have predicted, but can not because they do not make good business decisions? There are property managers out there thinking that the way that their business runs is the most efficient and the most profitable. What a joke. Some property managers need to wake up and smell the coffee. Let us dive deeper in the pool of successful property management. Just maybe you will see something that you need to change to make a bigger impact in your market place.
First of all, what do you think property management entails? What do you think that term means? Online dictionaries helps us out by saying it is the operation of commercial and or residential real estate. This is similar to the role of management in any business. Great, that told us nothing we did not already know. So let us go further. People involved in the ownership of their property sometimes take rent, manage repair on their buildings, and sometimes do advertising to fill vacancies. Still nothing new, right? So what are we trying to get at here? Anyone can do the tasks listed above, but how do you become successful?
To be successful in taking care of your property you have to have a solid foundation. What is meant by that is you have to be solid in the groundwork that you laid out to build your business off of. Have structure within your property. If you are alone at your business or facility than this might not apply to you but there has to be one manager and then a staff. That manager is in charge and helps train the staff in all the aspects of that business. In self storage, you are only as strong as your weakest link. If you have someone that works for you that is not on the team of helping differentiate the customer experience or go the extra mile to ensure you succeed, then they should not be part of your team. You as a property manager take responsibility for any unpleasing behavior that you allow to happen at your place of business. Those behaviors not pertaining to the goals of your business are costing you money. Every time you think in your head, the problems with work themselves out, you are shooting yourself in the foot and your business is suffering. Property management is a tough occupation to be in realizing that you and maybe some others are responsible for potentially millions of dollars being gained or lost by the way you manage your business.
So do some evaluations of your business in its current state. When trying to be successful in property management, you have to take occasional step backs and analyze your entire business. Managing your own property is more than what you may have thought. Now, it is what you do with this new knowledge that will help you to be successful.
