New-hires coming on board
This is the time of year when we’re very active with training a re-training. Our hiring systems help us bring on some dynamite people who get really good at selling self storage. You will see “trainee” on lead/reservation sheets while someone is still “in school”. Please be quick to give us feedback on how the trainees are doing by sending a note to rturner@phone-smart.net .

Answer rates are staying strong
We’re watching call volume building as we are filling up the schedule to make sure we continue to have some of the best answer stats anywhere. There still may be times when people are put on hold, but it does not happen often and we have quick reaction capabilities when we need to add extra phone coverage.

Busy season also means you need to get secret shopping calls done soon, so you can be sure your staff is ready for each and every rental opportunity that comes up. Sales Training
The updated PhoneSmart Sales Training Package is available. For $199.00, you get a package for two trainees and a facilitator with audio CD’s, workbooks, reference sheets and a role-playing game. This is a very cost effective way to help boost your on-site selling skills.

Role-Play Helpline
Use the Role-Play Helpline to inject some effective and relevant sales training into your stores. Your staff can call anytime and role-play with one of our experienced sales reps. Many of our reps talk to over a thousand self storage callers a month and have heard it all.
On-site Training Seminars and Meeting Keynote Addresses
PhoneSmart Director, Tron Jordheim, is available to speak to your group. His sessions: “Creating a Selling Culture”, “Sales 101”, “Selling Self Storage”, and “Inside the Renter’s Mind” have been very popular at association and corporate events. Storage Concierge Internet Lead Distribution Club

Club members, please let us know what your conversion rates are looking like. We need your help to further fine-tune our processes. We are able to attract so many leads that we have the luxury of getting pickier and more deliberate about how we generate them, what locations we generate them for and how we qualify them before passing them on to you.

We are working on even more sophisticated ways of bringing you well qualified leads and reservations from our proprietary web sources and our contract lead sources. If we are not generating web leads for you, talk to us soon, as the busy season will mean we may not have a chance to ask you about it again until fall. That could cost you a lot of rentals. There are now several different billing options available to club members. Ask us about them. tron@phone-smart.net .

America’s Favorite Pastime

Will you be near Long Beach, California on July 19th?

Please join us for a baseball game. We have tickets for the minor league game between the Long Beach Armada and the Fullerton Flyers. It is “dollar night”, so any food items and drink items are only a dollar. We have reserved seats available and we would like you to be our guest.
