  • We Americans love our dogs. As a group, we spend billions of dollars every year on our beloved furry family members. Just the basic yearly maintenance of one canine will run into the hundreds of dollars. This is simply for the bare essentials like food, vaccines, and equipment.

    It is amazing the things that are available for a pet owner to indulge in if they so choose. There is the entire look of the animals from the manicured and painted nails, to the superb hair cuts and the exquisite clothing. Dogs are pampered in training classes, day spas, and specialized kennels. They are fed gourmet foods, organic treats, and homemade concoctions. An outrageous amount of money can be spent on medications, psychiatrists, and acupuncture, anything for the health and well being of our furry loved ones. The lives, and incomes, of many pet owners revolve around our dogs.

    Unfortunately, rental property management companies do not usually feel the same love and devotion about dogs that that the pet owners do. Rental property management companies see these lovable beasts as problem-causers and added expenses. However, rental property management companies know that to keep their occupancy levels up and good tenants happy, then there are times when allowing four-legged family members is necessary.

    Many dogs are thought of as dangerous just because of their breed. People with a pit bull, doberman, or chow are a few examples of circumstances where a rental property management company will reject the application from a potential tenant simply because their breed of dog has an aggressive reputation. Rental property management companies often have a steadfast rule that certain dogs are never allowed on the property. This is a common practice to pro-actively protect the rental property management company from any threat of lawsuits. Other dogs have their own reputations. Big dogs can intimidate neighboring tenants, scare off utility workers, and frighten rental property management maintenance personnel. Medium sized dogs can dig holes in the yard, get into trash dumpsters and trash cans, and attack other animals. Small dogs are constantly yipping and annoying everyone, trying to make up for what they lack in stature. 

    Then there are always the inevitable added expenses for a rental property management company when pets are permitted. Dogs have a tendency to tear up the carpet, scratch up the doors, and mark up the wall paint inside of a unit. And no matter how well they are cared for, all dogs tend to leave behind distinctive odors. These can come from a little piddle when scooter was too excited upon seeing Grandma, or from fluffy shaking off the water after he plunged into the murky creek. There are numerous other circumstances where pet odors can linger in a unit. Rental property management companies know all of these repairs and odors must be taken care of after the pet owner moves out, and before a new tenant will lease the unit.

    Rental property management companies know that dogs are a huge part of the family for many people. Many rental property management employees are dog owners themselves.  They know to get good responsible tenants, and to keep their occupancy levels higher, they must allow pets. 

    Rental property management companies that require a hefty deposit or an additional rental surcharge may be thought of as uncaring to pet owners.  By allowing pets to reside in a unit along with their owners, the rental property management company can incur many additional expenses. This is why many rental property management companies require a hefty deposit and a higher rental rate for pet owners, and a limit of one or two small dogs allowed.  Even with these added costs, responsible pet owners are willing to pay these added costs for scooter.
