Outbound Calling In The Property Management Indust

  • I started working here at my call center doing outbound phone calls for The California Self Storage Association (CSSA), and The Florida Self Storage Association (FSSA). I was calling around to prospective customers and inviting/ reminding them about the conferences that were coming up. At times I got hang-ups, voicemails, and even some interested customers. Within these phone calls it seemed as if I had no control over the conversation.

    This week I was trained on taking incoming calls for the call center. I was taking the calls of customers who wanted self storage. Throughout these phone calls I noticed the difference in outbound calls and inbound calls. The biggest difference is having control over the conversation. I am training to learn how to sell the facility to the customer, I was controlling the conversation by creating urgency, listing off amenities, and giving the customer options. Where as with the outbound calls you pretty much have no control over the customer’s response, as you say the same thing over and over. Making outbound calls made me feel like an intrusion to those who hung up on me, or gave a cold response. Where as with incoming calls: the customer called me seeking help, so I felt helpful.

    Outbound calls have the tendency to become tedious and tiring, where as with incoming calls for self storage you are more relaxed, and I found myself anticipating taking the next call. Some people might like outbound calls more than incoming, but I like incoming calls, more than outbound.  I am happy that PhoneSmart has a variety of projects so that we can find what we do best.
