According to a poll taken by apartments.com, ninety percent of residents will decorate their apartment. Of the ninety percent, eighty-one percent will decorate within the first three months of move in.
Decorating and personalizing an apartment sometimes means new furniture, but most definitely it will result in a few nail holes or larger, in your apartment walls. Some residents may also redecorate or move things around a few times during their tenancy. This means even more pinholes, tape, and sticky pulls on your walls.
Painting every time you have a tenant moving out and before you rent the again isn’t always practical or economical. So what can you do to prevent some of the clean up maintenance and repairs that seem common?
Provide tenants a checklist when they give notice of move out. Remind them what things are necessary to receive their security deposit quickly. You might also consider providing a few small supplies, such as a small bucket of plaster and a spatula to fill in nail holes, garbage bags, carpet cleaner solution or powder, bathroom cleaners, etc. Most likely, you won’t get everything back, so just put it in a decorative basket and make it a gift to your tenant as a gift. They’ll use it in your unit and be glad to take it with them to their next residence.
