I just spoke with a prospective client about starting some sales team management for his properties. He has a few that have some fierce competition. The competition isn’t fierce because they’re better, it’s that there are over 20,000 units for rent at various facilities all within blocks of his store.
It really isn’t realistic to expect his managers to keep tabs on all those unit prices, on how many 5×10’s they still have available, on how many parking spaces they have for automobile storage, etc. I’m sure he spends a lot of time and money researching what the other guys rent their 10×10’s for. But just knowing the competition’s price doesn’t mean he can simply lower the price of his storage and get more rentals.
