As an owner of a self storage company you should always be aware of what your people are saying to your customers. How can you find out what they are saying to the customers? You can do a couple of things. You can set up their phones to record everything that comes in or gets sent out. This way you know what the manager is saying and how they are delivering it to the customer. Sometimes it not what you say, it is how you say it. That could be very offensive to the customer. Now you know and now you can make the necessary changes to your manager’s presentation.

Some managers might take offense to all of their phone calls being recorded. As an owner you can make them feel better and at ease by saying that you are also recording all calls to help the manager. A lot of time we as sales people forget what we say sometimes and the recording can help us. We can listen to what we are saying to the customer and find out what works and what does not work. If we hear something that seems to be gold, then we can use it for all customers or at least the majority of them. Most managers are set up on some sort of commission system for their rentals. So you can also tell them the better they are at selling to the customers, the more rentals they will get. The more rentals that they get the more money in their pocket. Most of the time the manager will be ok with that thought. If the manager is still having issues with being recorded, then you might want to re evaluate their position. You are trying to help and they are just bucking the system.

Training should always be going on at all your facilities. In self storage things are changing around so quickly that you never know what to expect. So sometimes it is good to use recoded phone calls as a way to see how you were doing things and what needs to change in order to improve business. When business improves everyone is happy. Many people think that the owners are the only ones that benefit from business being good. When business is good based on how the customer’s are being handled, the facility could add some amenities that the customer could really enjoy that otherwise wouldn’t be available. That high end premium coffee didn’t just appear in the office out of no where. You can afford it now because you took care of your customer.

Recording your conversations can also be good to back you up. It is not every day that a storage manage messes up a phone call or lies to a customer. But it could be almost every day when a customer comes in and says that they were told something different than they were actually told. With call recordings you can go back and listen to the call in question. If you want you can play it back for the customer to show that you were not the one that was at fault. The customer would of course back down and admit their mistake. Otherwise customers can just say they were told something and depending on what the manager thinks, the customer could get a over on them. Long story short, recording calls and making sure you are saying the right thing on the phone can tremendously help your company.

Depending on the employer you can find a job that is looking for people who they simply want to follow directions. No matter what industry you are looking to get involved in, these companies want someone that they can train and then do the job they train you to do. Is this you? Now there are many people who say that they are capable of following directions, but then when the task is placed in front of them, it does not seem to work out for the best.

You will need to do some self reflection when it comes time to prove to your potential manager if you can follow instructions. They will challenge you quickly and put your thought to the test. If you are not able to follow instructions, they will quickly find out. How quickly you might ask? They can look at your application and see if you were not able to put your name and other pertinent information in the correct spaces. That may sound dumb to you but that is how some employers begin the weeding out process. As soon as you begin to inquire about jobs, put your best foot forward. Follow directions from the beginning and you have the beginnings of a great career in front of you.

Why wouldn’t you want to treat the customer like they are your friend? Think about how you talk to the person that you have known for a long time. You guys can share a laugh together or you can confide something in them that you do not want a bunch of people to know. You want to help them if they are in a bad situation or extend you help even if they do not need it. Why can’t you treat a customer that same way? Is it hard to share a laugh with the customer? Doesn’t the customer want to you to help them figure out their situation and come to some conclusion? Of course these things are true. What you need to realize is that you just have to have some layer of professionalism when you are speaking to customers of a business.

The question you need to ask yourself is why don’t you want to treat this person you haven’t met before with anything but a friendly and nice demeanor. For the most part people just do not want to get in to a long conversation with someone they do not know. They do not want to invest so much time in the personal life of someone they will never meet again. This is the part in which you need to know why you are working at the job you are working. You have to decide that you are here to do a great job and you can not let that get in the way of you taking care of the customer. You might be required to learn as much as you can in order to help them.

Quality service is something that many companies aspire to have and they feel that great service is what will separate them from their competition. If this is the case then every person that works in that organization that handles customers needs to decide how helpful they will be. If they are not choosing to be as helpful as you need them to be, then maybe they need to find another position within the company. You hired them for a reason, but maybe you just found out that they can not make friends on the phone.

What many employees don’t realize is that the people that they claim are their friends are the people that will most likely trust any recommendation they have. It would make sense to me that you would want to make a friend with someone on the phone because they will give you all the information you need in order for them to purchase your product. It  just makes sense to treat the person on the other end of the phone call with total respect and friendliness.

Why do a subpar job? That question has been asked for so many years to so many different employees. Those employees never seem to get the idea of what the managers are talking about and why their managers asking them this question. The owners of the self storage locations wonder each day how to get their employees motivated to do their jobs or decide whether or not the quality of their job can be improved. But why do some employees choose to do a bad job?

It would be great if a manager has decided to come out and tell their owner that they are choosing to do a bad job because they are a bad employee. Now who will admit they are a bad employee? It is assured that the percentages will not reach the amount of fingers on a hand. Owners will always try to figure out for many hours whether or not an employee can be saved or whether an employee needs to find other employment. Either way the owner has to come to grips with, they did not do their job.

If an employee needs more training in order to be a better employee, then make sure that he gets that training. If they get the training that they have been asking for and needing, and still not improving, decide if they are in the right position in the company. If a manager can not talk to customers fact to face, then that is an issue. They are paid in order to take care of customers and ensure all their needs are taken care of. As a owner or higher up manager, those hard decisions will need to be made. It makes complete sense for an individual to think they can do a job but actually they are not qualified or meant to do the job. You have to do a better job at selecting the right candidate.

Sometimes, you will find a person that is completely satisfied with their job and qualified to do all that you ask them. With this being true, there is oftentimes the employee will feel they need to have more training, motivation and sometimes incentives to do their job. If this is the case, talk to your employee and help them to find what can be done to help them reach their full potential. It is definitely tough if you know you have found the right employee for the position you have them for, but simply can not help them to do their job as best they can. Not every self storage facility is managed the best but sometimes the employees that greet the customers go over the top and make the customer still feel welcomed.

Training is hard, but it needs to be done. Quality checks are hard, but it needs to be done. Focus less on what the employee can do for you, and focus more on what you can do for that employee. It is never easy to start an employee brand new and expect them to be the best. There are some employees you will hire that will do a subpar job. Your job is to prevent this from happening whether it be more training and development or letting them go. In most companies, a manager would let an employee go if they were doing a bad job consistently even if it would hurt their staffing that day. They would rather let that person go instead of having them affect their company.

It sometimes boggles the mind to think that there are some companies that do not have a way to check to see if their employees are doing their jobs. There are employers that seem to think that if no one is complaining about the service that is being done than everyone is happy. That can not be further from naïve behavior. If you as a company do not care about what your employees are doing for your company then go for it. If you are completely satisfied with the work they are doing and are not looking to gain in profit from year to year, then keep doing what you are doing and you can stop reading. If you want to increase your performance year over year, keep reading.

No matter if you have ten employees or over one thousand employees, you want to make sure that you have some sort of program in place that will allow you check on what they are doing. You can find out quickly if you have employees that are not performing up to the standards of what your company has deemed as correct. You never want to wait and just put all of your faith in the idea your employees will not make mistakes or become complacent. After doing the same thing over and over again in their job, employees might find a way to short cut what their job is and end up not doing what is expected.

Many companies do not want to invest a large amount of money into trying to find that program that will make sure their employees are doing their job. Some companies try to find an internal program trying to hire people from within who know the ins and out of the company. Other companies seek the companies that can do quality assurance checks from outside the company. The companies that see help from outside of their four walls are looking for impartial help for their company. They do not want to have anyone changing scores in order to make it look like everything is doing well.

You can do whatever you desire as a company. The thing you just have to do is make sure that you do something to ensure your employees are doing their job. You do not want to be hovering over them like a hawk, but you do want to ensure they are doing what you are asking. There are various programs and tips out there, but it really depends on the type of work you do in which program works for you. In the self storage industry, you can have people walk in to the local stores, call them on the phone, or even email them to see how they interact with the customer. If all goes well then you can grade them with a high mark. If everything does not go great according to your specifications, then you can make the necessary adjustments.

Make sure that you check up on your employees from time to time. It does not have to be everyday, but it does have to be more active than once a year. There are many recommendations out there and you don’t have to listen to them all. Just choose a program that will fit you and your company. Remember, your employees want to grow as well. Give them the tools they need to get better and your company will reach new heights.

What do you do as a customer when a retail manager or worker treats you incorrectly? Do you decide not to shop there anymore? Do you decide to tell that manager what you think? Do you try to find a customer service number for that location and tell the corporate office? There is not a wrong or right way to handle this situation. Some people feel that based on the situation that they will choose what the next steps will be. Hopefully they decide do something that does not contain a violent act.

No one is perfect especially in the retail world. There are all kinds of reasons that people will act out against the customers they are trying to serve. Unfortunately the customers do not always understand and they feel they should be taken care of regardless of the situation. This is true in most cases. During the holiday season or a really big sale, sometimes customer service is not always the best and managers get frazzled. No matter how many classes they take or how many years they have been in the industry, everyone will have a bad day and chooses to react in a way the customers will not like. As a customer you have a choice as well on how you want to handle that situation.

It is said that cooler heads will prevail, but that is just a saying. Depending on the situation, we may decide not to be cool about it at all. We hope that the person in charge or the corporate office will correct the issue that you had with the retail associate, but that is not always a guarantee. No retail establishment wants to lose out on customers, but at the same time they will not be able to satisfy everyone. They do their best not to let a situation escalate, but it will happen from time to time. No one is perfect. Think before you act and everyone will be fine.

Oftentimes a place of business will have a visitor from the regional, district or even the corporate office. The store sometimes now when that person is coming so they are able to prepare for the visit. When they think of preparing for the visit, what do you think they need to do? For the most part you will see the manager of that individual store flying around making sure that every aisle is cleaned properly, all representatives know the information they are supposed to know, all paperwork and such is in order, etc. This is what they believe their visitor is looking for so they bust their butts to ensure this is happening the way it is supposed to be. Sometimes they do all these things and the district or corporate personnel are not even looking for those things. The things listed above are what the upper management expects.

In any business you have to lay out what is expected from each level of the organization. After you lay out what is expected from everyone, you then need to make sure they understand so there is no confusion. What potentially could happen is that a team member can say they didn’t understand the instruction thus not doing what was asked. Follow up is very important when expectations are laid out. So when higher management is coming for their visit, they are expecting the basics are already being followed. Most likely they are coming to talk about new initiatives and to offer their help on any given topic.

To the higher management team it would often give them a sense of amusement or even disappointment when they do not see the basics done. If the basics are not done then how can they expect a store to move on to a different level? There have been times in which the corporate team has come into a location and walked back out because the basics were not done. They did not feel they needed to waste their time with that store. That is more than just an embarrassment.

The best way to ensure that your visitors will enjoy their visit is ensuring that the basics are done without mention and you are working toward fixing whatever issues you are having. You should not wait until the day before their visit before you begin to inform your staff of the things they need to do. You should be looking over your business daily and ensuring the quality of our service is above standard. The more emphasis you place on checking your systems and making sure the expections are met, the better you are off in the long run. If you are able to identify any problem early, you could potential avoid any disaster that could come your way. On a daily basis, check to ensure the basics are up to par. It should not take you very long if this is an everyday check. Eventually the basics will be so perfect that you will not have to check them as often.

When a couple goes through a divorce, there are usually squabbles over who gets what.  I don’t believe one person should be able to take what belongs to someone else, even if they are married.  You often hear stories of wives getting a large chunk of her former spouse’s things.  Most people are not fully thinking when they are getting a divorce while others believe they should completely take everything that belongs to them.  Unfortunately there are many divorces that do not end with both sides seeing eye to eye. I would personally use self storage because of the security and the property manager can not give information on who rents there. So you will be able to keep your belongings away from your significant other.

Once the judge makes their ruling, then you will be obligated by going with what they said in terms of dividing up the belongings. So the self storage unit will come in handy when you are going through a nasty division of property. Finding a quality self storage facility will aid you in your endeavor of closing that chapter in your life.

It is never easy to be the person at the top of the organization because they are the ones that will have to make the tough decisions on how the company goes. They are in a really bad position when something that they have decided on comes out to be wrong for the company. The flip side of that is that when something goes right, they can take credit for what happened.

Who does not think a good prank is priceless? There is a couple of things that make a prank good and to be remembered. The planning and the execution of the prank have to on point or the whole thing could fall apart. What are you hoping to accomplish from this prank? Do you want comedy, shock value or just simply you are bored and have nothing else to do. There have been great pranks that have gone down in history and that can never be replicated.

If you are ever the victim of a good practical joke or a prank, just laugh it off. Of course this is if the prank did not cause you bodily harm or you losing anything important to you. The prank is supposed to be out of the blue for the person that is receiving it. Now self storage is not off the hook for a good prank. Most of the good pranks in self storage typically occur over the phone. Sometimes you have no idea you are being pranked until it is too late. In self storage you have to realize that you are attempting to sell someone an empty space for them to fill with their belongings. Did you really think that no one would think of good pranks based of that simple fact?

So people will call these different self storage facilities and start with the basics of the call answering all the facility manager’s questions. Of course one of the first questions a manager would ask is, what will you be storing. One prank that recently came about is when a customer told a local storage manager that they want to throw parties in the facility. Now of course most facilities are fenced and locked down with some security measure. It is not sure how you can have a party in a storage unit and invite your friends. At some point during the call, the property manager has to know they are being pranked.

Many managers feel they can laugh at such nonsense, but others feel their time is being wasted. If you know you are being the victim of a prank, it is ok to hang up. Realize though that you could hang up on a person that has a serious inquiry about storage if you are not careful. Make sure you are fully aware of what is going on before you react. You do not want sacrifice the quality of your store and your customer service if you guessed wrong.

Walking into any retail environment could be dangerous. For the well trained shoppers, they know how to avoid the aggressive sales agents and to focus on what they want. There will be a point in which they will have to speak to someone from the store in order to make a purchase. Oh wait, I guess they have self check out at some stores now. So you can totally avoid human contact if you desire it. Why do people avoid sales people?

Many believe that sales people will try to overpromise them something and not deliver. Unfortunately there times in which the manager says something that they are not able to come through on. Then they end up losing the customer in the long run. Believe it or not, people actually want they are promised.

There are property managers that say that they are not lying to the customer when they know they are not able to come through on a promise. There are those that feel they will just deal with the problem if one actually comes. Many retail companies that decide to falsify their information hope to never get caught and the customer just continues on like all is ok.  As soon as that customer or customers find out what is going on, they will have to decide on their next move. The customer could decide to make a big deal about it and confront the retail environment about going back on their promise, just go with the flow and take the loss, or just go to their competitor. No matter which choice is made, the self storage facility or retail company will hear a complaint. Those complaints add up and could eventually hurt your business.

Customers will try to find out as much about the self storage facility from different sources. They will go online, ask a friend and even call around. Of course some facilities will do their best to put their best feet forward to impress their potential customers. Since not every customer knows what separates a good storage facility from a bad one, we have listed a couple of things to look for below.

Is the location is a safe area? This is a question that a lot of new customers do think about. When they are looking around for the best quality self storage facility, it is important to really know where the facility is located. If you are not sure by looking online or in the yellow pages, do searches on a map or you can call the storage facility to ask them. Then you can usually look on a map or find some information about that area. It is even a great idea to take time to drive by the location. Take a look at the block the facility is on, the block before and the block after the facility. You can get a good idea of the area the location is in.

Doe the store take care of doors, fences, ect? As you are driving by or deciding to visit the facility, you can observe the facility itself. How do they take care of their property? Are the doors worn? Does the facility look like it could use a paint job? Does the facility look like someone has been there in the last couple of years? Sometimes the environment can overwhelm the storage facility if someone is not taking care of it.

Is the location clean? When you go down a visit the facility or drive by does the facility look like someone actually cares about the appearance of the facility? Is there a lot of debris just blowing around the facility? When you walk into the facility can you tell the last time the carpet has been vacuumed? There are many more questions to ask yourself as you visiting facilities. The reason you are thinking about these things is to determine whether or not the facility will take care of whatever you need. If the storage managers take care of the facility and insure the quality of their facility, they will take your requests seriously as well. There will be facility managers who try to shine even though their facility is not pleasant. Unfortunately the appearance and condition of the facility, might attract some unwanted visitors such as bugs, rats and other things.

What kind of security technology is at the store? We are not saying that a facility has to be completely locked down to the point where there is an armed guard standing out front, but typically a quality facility will invest in some security technology. Facilities will actually brag about their technology if they have some. They will tell you about their access control gate, where only those people that have pin number allowed access. They will tell about their motion sensors that will have the lights turn on when you enter that portion of the storage facility. That’s the company thinking about saving money and not have their lights on all the time wasting money, which in turn makes your rental costs go up.

Does the staff back up the store? What does the staff really think about the facility they are working for? Do they think this facility is good to rent from? Even if the facility manager does not think so but they still decided to say yes, you will be able to tell. Then you have to decide if you want to rent from a facility that decides to lie. If the facility manager says that the quality of this facility is not great at all and they go on for a time telling you what’s wrong, then you have to decide if you want to rent from a facility who’s manager does not like it there. You have many things to think about.

How full is the facility? That will definitely tell you some things. If the facility is full that could tell you that people like to rent there for some reason. Is it the location, the price, friendly staff or something else? If you time it just right, you might be able to bump into a person that already rents there. You might be able to ask them a couple of questions to find out what made this facility the one they wanted to rent from.

As you see, there are many different things that make one self storage facility better quality than another one. Not all facilities are created equal. In fact, the basics of self storage are the same, but every facility tries to put their spin on it. After all this information, finding the right facility for you could be as simple as having an honest conversation with the property manager. Sometimes the facilities that do not have a lot of flash, get the most customers due to their honesty.

If you ask around, you will find that many people are still a little skeptical about using their credit card over the phone. Of course there are countless people who have used their credit cards over the phone or on the internet that have gotten their information stolen. This has led to them having their identities stolen which have affected their lives not for the positive. What people have been doing is still trying to do business over the phone or on the internet, but deal with trusted sites or companies. It is very important these days as well as very convenient to use their cards over the phone.

When customers call into the self storage facilities looking to rent a space, managers will ask them to reserve over the phone. If you are driving and cannot get to your card to reserve, you should pull over to get your card so that you do not miss out on the space. The reason you are calling the facility is to get a space. If the manager at the facility tells you that they are limited on what they have, then you should use your card to reserve the space. Typically there is always somewhere you pull over that you can pull over in order to get the space you need reserved.

There are a lot of reasons to reserve, but the most important one is that the unit will actually be there when you go to get it. There is no good feeling to be felt knowing that your storage unit is gone because you did not step out on faith and reserve the space. The managers at the facility want your business so they will for the most part not lie to you and try to take your credit card information for their own personal use. Reserve the space and feel good knowing you can cross that off your to do list.

If you reserve a storage unit, then the price and specials that you were quoted will be locked in. If you do not, then the quote may change. Many people try to be mad at the facility for changing their price when the manager told them it could change. Just grab your credit card reserve the space. A quality self storage facility will ensure they have the procedures in place to protect your identity and also take care of your storage needs.

Every team needs a goal to go after each day. If a team or even an individual does not have a goal to go after daily they will be just working aimlessly. It is a great idea for a person to have a goal so they are able to work towards accomplishing something for the day. If the whole work place has a goal to work towards, then the person in charge has to find a way to make the goal for each person attainable, but at the same time hard to get so they have to work for it. Why has a goal for your work place? You should have a goal for the simple fact your employees are asking for one.

Having a goal does not put added stress on your associates, it actually will make them try harder in making every customer count as well as every call they take. Employees do not want to be told they are not hitting their goals and they are partially responsible for the team not achieving their goals. In fact there are some companies that will display the results of each representative so that everyone sees how well they are doing. Not every representative will think that is a great idea, but there is a motive behind that for the employer.

The motives for displaying the representative’s results could be for a couple of different reasons. The management team wants everyone to see how their peers are doing so if someone is struggling in one particular area, the associate can go to the rep that is doing well can help the one not doing so well. The management team also knows that no one likes to be at the bottom of any report or any reporting board. So when a representative sees their name at the bottom, they will most likely seek help to improve.

If you look at and ask any business that is considered a top notch company, you will see that they have goals. Whether the company is retail, self storage or what not, they will have a daily goal or a yearly goal. Owners are always looking at ways to improve their bottom lines but they know they have to push their associates to do better. Give your associated daily goals and they might surprise you.

You can fool yourself into thinking that everything that you are doing is what the customer is actually wanting. You can believe that you are running on all cylinders and even all your employees are pleased that they work for the company. Maybe your company is being run so successfully that all that is true. It is not likely. The saying that you are only as strong as your weakest link, that is true. If you have the employee that you deem the weakest of all your associates as a customer facing employee, you can not always be too sure what they are saying to the customer. That will and can scare some CEOs.

There is not a written script or report that is a one size fits all kind of solution. You could have a lot of different ideas under your roof if you ask your employees what the customer seems to like or find someway to get the opinion of the customer. In every business that is out there, the customer controls whether or not that company fails. It would be in your best interest if the customer loves what you do for them and you have some kind of system in place that can ensure their happiness with your product or service. Yesterday was too late to get started with putting your quality system in place.

Do not think that if you find something of concern when you create this system of checking your quality that it will be fixed over night. Take the time to understand what is wrong and really think about how the problem can be solved. Try to correct the issue the first time instead of having to go back and attempt to correct the same issue. It may not seem like it first, but taking the time to have some sort of total quality assurance system as a part of your daily business will keep the doors to your business open.

When the phone rings, what do you do? If it is your job at work, you pick up the phone to answer it. If it is your personal cell phone, you analyze the number and decide whether or not you want to answer it. These are of course the main two responses people will have to this question. When a business or a person is calling your personal line, it is interesting how people process their thoughts about what they want to do with that call. For people who work in, let us say a call center, their job is to answer the phone and deliver a great quality presentation to the person who is on the other line. How a person receives and manages a phone call is very important to the overall success of the company. The answer to that question is simply these companies do not see the potential problems or profits that could be made if the phone performance is or is not stellar. Depending on the business, the phone call and the rep that answers that call could be their only way of making income. If the company is based on sales and the customer calling in to make purchases, then a lot of time should be devoted to ensuring those reps are doing a great job. Every phone call matters and could be a potential money making opportunity. If the rep is not doing what is asked of them, what happens at that point is up to the company. The company cannot a lot of phone calls taken that are not stellar calls. Customers want to be helped and served.

All check and balance systems are different. As long as the company is listening to a fair number of calls either live or recorded, then all can be well. The key is to listen to the sales process and make necessary notes on how that particular call could be better. If the rep did not get the sale, what could they have done better? Typically there is a head trainer or coach that is in charge of the call check system. They will alert the manager if they hear anything out of the norm and will train the rep to perform better.  If the call center has a high volume of calls, then there would need to be a team of trainers or coaches to check the quality of the phone calls. Do you think that you could give an honest opinion of your company? It is possible for you to put aside your loyalty to your company and tell the boss or the shareholders what you honestly thought need to change around the office? Loop has been around for quite some time. Loop is a small area that is in the suburbs of Chicago, Illinois. There were many things that Rob liked to do outside from sports to flying a kite. If there was one thing that Rob loved more than anything was to go fishing with his grandpa. Curt is a businessman that seems to live his entire life away from his family.  In his line of business he does not have the option not be somewhere other than his home. Ever since Sara was little she had the visions that she would do something great in the dance world. She grew up in Olmos, TX and has continued to live there to her current day. It is hard for her to want to leave to pursue her dreams but she knows she will have to in order to go anywhere in the dancing world. After a long day of looking at houses that were either below the level of what she was searching for or above her price range she was ready to give up. There was one more house to look at and she almost didn’t go, but she forced herself to keep looking just once more for the day.

The nursery was being taken apart and everything that her daughter had outgrown was coming out and being replaced with a big girls toddlers room. He had been coming to the lake since he was a little boy when he would come out with his grandpa and his dad. But all good things must come to an end and the first days of fall when the sun no longer as warm in the mornings and frost began to meet her at the back door she knew that the end of her mornings on the back porch were there. Winter was on its way and she would just have to wait for the few months that it would take for her summer sun to return again.

Every year when the cold comes to Aurora and Kayla can no longer spend her time outdoors she begins to winterize her house. She stores up water bottles and batteries for her flashlights in case the power goes out. She stocks up on non perishable food items, and she puts plastic on her basement windows to help keep the cold air out. Recently, a Walnut Creek Storage manager spoke with a gentleman who was going to rent a self storage space. That customer was going to rent long term with the Walnut Creek Storage facility so to him it really did not matter really which facility he used.  He was flying out of the country and would be gone for approximately 6 months to a year. He planned on going back to home to care for his sick grandmother and help out with the family. In all honesty, auto debiting his account is a sure fire way to ensure that the account never goes negative. When the account goes negative or delinquent, they could run the risk of going to auction. It was great that the facility had another option available for this customer. The store he needed to rent from also had its own website. The manager explained how easy it was to make payments on line via the website at no cost to him, by using his credit card. He was relieved and felt much more comfortable with that option. Not everyone is going to want to have money auto debited out of their account when there are other methods available. This is especially true when many people are trying to manage the account. With the website option, different people could go in and make the payment.

Check to see what sort of payment options you have when renting so you can make sure your needs are met. The Walnut Creek storage manager should also be the person to bring up the different options. If they are truly listening to the customer and trying to determine their needs, then they will hear that the customer is not truly comfortable with the auto debiting option. In reality auto debiting is a great way for the store to ensure that they are getting their money, but not always so wonderful for the customer.

The customer was very pleased with that because his parents kept telling him that they need all there things where they can get to them. That would make them very happy.

The customer felt good about what he was doing. He was helping out his parents the way that they would without a doubt help him.  He said he felt like he was back home and a kid again with his parents moving in. He wanted his parents to feel comfortable and would do what he needed to do for them. The customer was very happy with his decision to reserve a space and rent from his local Prescott Storage facility. After getting past their own frustration the manager of the facility was able to go ahead and rent the space from the facility. Naturally the manager would go over all the information with the customer again before they signed everything. The manager needs to be able to accommodate the customer when they have questions or if they do not understand something that is being said.

If the customer in Florida decides to grace your facility or grace your phone lines with their presence, then you need to make sure that you are ready to assist them. No matter if you are not in your best mood to help the customer, it should not show in your voice or in your face. The customer will be able to read your face and hear your words when you are helping them. Be sure to leave whatever frustrations you have at the door and put your best foot forward. Reserving a space for a customer is the best thing that you can do for them in their time of need. The customer needs to know that they have one less thing crossed off their list when moving day is quickly approaching.

Do you have a lot of important breakables instead of furniture? With an inside unit, most people are very careful about what they are storing inside. For people with furniture they typically would go with an outside unit because it is easier for them to get to and put their belongings inside. The inside units are typically down a hall way that you have to carry your belongings to. The doors are typically the same, but the distance is definitely different.

Are you storing in an environment which could become very hot or cold? Not many people want to have their belongings stored in an area that is too cold or too hot at any given point. Are you in decent physical shape? The reason for this question is if you are in decent shape you can walk a little further than the outside unit. You can pick up a box or small piece of furniture to take down the hallway to your unit. It is very easy to carry your belongings down the hallway if you are in good shape. The dolly would help, but sometimes the dolly will not work the way you want them to.

Do you like saving money? For the most part, inside space do cost less than outside space if you are storing on an upper floor. If you do not mind taking an elevator up to another floor then down a hallway to your belongings, then you can save some money toward your storage space.

When someone calls into the call center and they have an attitude, it makes it hard to be nice to them. However, in the call center, being nice is not an option.  No matter how the other voice on the phone sounds, you must portray the company you are answering for in a positive manner.  When you are new to the call center world, sometimes you get off easy and you do not have to encounter anyone of the sort. You can go for quite a while and not deal with someone with that kind of nature. That of course will not last. You will eventually have to deal with someone that does not quite understand what being nice really is.

A representative took a call from a very rude old man.  The customer even started to yell at because he felt the price was too high.  The rep tried to explain to the customer that we are not the ones who set the prices. The older gentleman then he demanded to speak with my manager. Unfortunately in the call center world, the reps are not always at the facility the customer is calling for. Many times they are not in the same state or even same country. For that reason I could not just hand over the phone to my manager for them tell the customer the prices will be? The customer was told the Key West storage manager would have to call them back when they had the chance.  Naturally the customer did not think that was a great idea. After that remark the phone call somehow ended. The rep did not know if that was the cause of the phones having some issues or the customer being angry. That customer might not rent with that particular Key West storage facility because of the answers they were given. That is a sad thing is that is the case.

Since that call the representative realized the best way to deal with a customer like the one mentioned. He always made it a point to kill them with kindness, which usually brings people out of a bad mood.  However, there are some people you just cannot change the mood of. Sometimes the customer will not know how to get out of their mood either. The best thing that all can do at this point, is do what is necessary to get the customer to come down to the Key West storage facility and the manager can take care of them from there. The call center representative is there in order to answer the phone when the manager at the facility is not able to. They are supposed to get the customer into the facility.

The customer first called in for one store, but then said the location he was inquiring about was too far away.  He was in an area with several stores nearby. So this manager took it upon himself to ask good questions in order to best determine what his needs were. The manager first asked him for an address so that he could see the closest location.  The customer refused, saying he did not want to give out that info.  Sometimes customers do not want to give out information to managers especially when they feel that they are not able to help them. Also customers do not want to feel like they are going to have someone hounding them about storage when they do not want that.

After ten minutes of searching the area, the manager found the right store that he believed would fit the location needs of the customer.  However, that facility did not have the size he needed.  That frustrated the caller. In Florida there could be many different facilities to store from and many of those are local, but it does not guarantee the space will be available. The best thing that the local manager could do is get the name and number of the customer and let the manager know what the situation is. Maybe the local Key Biscayne Storage manager could help them find a space that would work for him. The customer did not want to give me a phone number so that that local manager could call the customer back regarding availability.

The customer wanted that local manager to find out when the space they needed would become available. They explained that they did not know when the unit he needed was available.  The customer and the manager went back and forth for quite some time. The customer hung up upset even though the manager did everything they could do in order to make them happy. They were patient, they went out of their way to find another facility that would work for them, and they took their time. The local Key Biscayne Storage manager should have no regrets about helping this customer.

About twenty minutes after the call was over the same customer called back with the same dilemma. This time the call went different.  This time, he was more inclined to give me his info to see if the facility that we narrowed him down to had a space available soon. It was assumed he changed his attitude since their family of stores was the only ones still open on that same day. It is very interested how patience and kindness works hand in hand.

A local self storage facility manager had a call from a man who needed a storage unit for an RV.  This occurs more often than you think. At first, the call seemed to go well enough, but when we got to the price, she had some objections.  Not everyone is going to love the price they are given, but at least they will entertain the idea. A lot of time when people are shopping around for RV storage they are not sure what price they are going to pay or even the facility they will be storing at, but that is why they are calling around. Well, she did not like the price that was offered. She had not only found a place slightly cheaper in the area, but the other property was closer to her as well. Naturally any Hollywood storage manager would have just tried to say something that could make the situation better without avail, but this manager was took a different more focused approach.

This Hollywood storage manager did not want to let the customer go because they wanted their business. This manager decided to explain to the customer the features of our store, and that we made sure to take care of our customers.  A customer wants to hear that their investment will remain safe and that there is not anything that will happen to their RV. The manager explained that they had perimeter fencing and lights all around the facility. This way no matter what time of day the customer came, they would be safe. The Hollywood storage manager explained to the customer that the safety of the RV and the safety of the customer were very important to them. The customer seemed to like that.

The Hollywood storage manager also explained that just like with anything else, you get what you pay for. So just because she got a cheaper price somewhere else does not mean they are getting qualify. Sometimes the cheapest option is not always the best.  The customer actually agreed with the manager whole heartedly and decided to rent a space with his facility instead of the cheaper, closer facility.

In most cases the facility manager might have just given up and tried to be friendly and nice. This is their attempt to get the customer to come back if the other facility does not quite for them. They are hoping the customer remembers how nice and courteous they were and hopefully they can rent with them. In this case, the manager wanted the business so they took the business. That is why it is important to sell your property.
