To most people, property management conjures a thought of landlords or rental property. In all fairness, however, any property needs property management in order to guarantee a proper environment to live, do business, or whatever the purpose of the property will be. Each property has to take into consideration the different needs of the audience that will be passing through or using the space. Typically there should be three categories that should be taken into consideration when dealing with property management, atmosphere, maintenance, and appearance. This segment will explore the property management of a tanning salon.
In terms of atmosphere, any business should come across with a professional setting and an appropriate setting. These are the kind of images that tanning should foster, sunny day, the beach, summer, etc. Given those images, the tanning salon interior should try to recreate feelings associated with those images. In other words a person entering a tanning salon should get the impression that is warm, happy, and inviting if the is in order. No one should be forced to get a tan for obvious reasons, but all employees that work in plain view of customers should be sporting a tan. How do you expect people to have faith in a tannery if the employees themselves do not look like they use the services?
Property management maintenance is the next priority. Maintenance involves making sure that all equipment is working properly and that no repairs are needed to the structure. Tanning salons typically do not have much in the nature of equipment, but the vital pieces of equipment that are needed to keep the property in proper working order are the tanning beds of course. First priority with the property management of beds is it to make sure that all the bulbs are working. When one bulb goes out, it can leave streaks on the tanner. Needless to say, this will be bad for business. Second priority with the beds is to make sure that the fans at the end of the beds are working or that there is a fan at either end of the bed. It gets hot under the lights and the fans help create a comfortable baking process. Actual physical maintenance involves making sure that all repairs have been taken care of. This process can get extensive, especially if it has been a while since the last time repairs were made. Walls should be checked to make sure all cracks and holes have been patched and painted. Any missing or broken ceiling tiles should be replaced. All leaks should be fixed. And if there is other tanning equipment (such as tanning booths) those should be in proper working order with all necessary supplies refilled.
General appearance of the property counts for a lot in the eyes of consumers and is important for property management. This goes for property management in any industry, apartment rental, storage rental, commercial and residential real estate and more. The first thing people see will be the outside. Trash should be picked up outside and all signage on windows should be attention getting and professional. Upon entering the establishment another property management demand is a clean interior. This means that all trash needs to be picked up. All windows and mirrors should be free of fingerprints and dirt.
Tanning salons are not the typical facility we think of when we hear the words Property Management, but this example goes to show that every business is in need of some good property management.
