Closing The Sale

PhoneSmart offers secret shopping services to the self storage, apartment and senior living industries. This morning I was evaluating a call for one of our apartment clients. The manager did a great job building rapport with the caller and even let them know the best thing to do was to get on the waiting list. The caller had a few questions, which the manager answered, and the call went on for a minute or so longer. The unfortunate thing about this call was that the manager only began to close the sale, but didn’t follow up by asking for a name and phone number to put this caller on the waiting list.
is no different. Oftentimes, managers say they can reserve a unit, but they don’t necessarily ask the caller to do it right then.
The only way to close a sale, make a reservation or rent an apartment is to ask your customer to do it. Try flowing it all together with something like this, “The best thing to do is to get on our waiting list. Let me go ahead and do that for you; what’s your name?…” Now you’ve already begun wrapping up the deal.
