    Are you good with people? Do you enjoy seeing peoples homes? Do you think you would enjoy a work schedule that is flexible? Have you ever considered being a real estate management agent?

    When you work in the real estate management industry, your earning potential is unlimited. Pay is based on commission, therefore the more motivated and good at your job that you are, the more money you will make. It is as simple as that. You can have the satisfaction of helping others find the perfect home for their families. For the right type of person, this may not even feel like a real job, but something you simply love to do and happen to get paid for!

    Every state has different real estate management rules or tests you are required to take to become an agent. You would need to have a license for the particular state you desire to work in. There are many different places either online or elsewhere that helps you to begin understanding the process you would go through to become an agent. You do not have to have any kind of degree or anything to become a real estate management agent. You simply have to have a passion for socializing and making people happy, a desire to do your best in your chosen job and help people find what they are looking for. You have to be able to understand people, and their needs as individuals and families, to begin helping them find their ideal home or property. There are many different aspects to becoming an agent.

    This job allows you to basically set your own schedule. Your hours would fit with whatever you would need to do to show the appropriate people property they were interested in. You could work it around your schedule, or around theirs, whichever is easiest for both parties.

    Our economy is sending interest rates low, and prices for homes and land higher. This is the ideal time to think about getting into this line of work. Because your pay is either largely or completely based on commission, this is great incentive to get out there and do your absolute best. With more and more agencies putting all of their listings onto the Internet, it is now even easier to have a job in real estate management. You can get online to research the present job market and do personalized searches for your clients, or email those pictures and information about houses they may be interested in. The internet can also be put to good use for networking purposes, helping you find new clients and information on properties and helping you pass on appropriate information to other agents.

    Do not get the wrong idea, this is not a completely easy job. It requires dedication and a lot of hard work for you to be able to eventually succeed and begin to see the fruits of your labor. But once you have found out what you need to know about getting educated and getting a license, and once you have had sufficient experience in the beginning stages of your career, you can, without a doubt, reach very high. The income earning and personal satisfaction capabilities are limitless. Your earnings and your efforts are directly linked. Now, how many jobs can you say that about?

    A secret shopping evaluator knows that a good salesperson does not talk a customer into getting something. The good salesperson does not try to shove something down the throat of a customer, or try to trick them into a purchase. A good salesperson is able to help the customer talk themselves into needing it, whatever it is!

    The secret shopping evaluator is aware that this technique is very true with selling self storage. When a customer calls to inquire about it, the telephone rep only has a few minutes to sell the facility and help the customer realize that renting a unit at this particular location is exactly what they are looking for. The best way to accomplish this task is with the Five Agreements.

    All secret shopping evaluators know that location is the number one reason people choose a self storage facility, so this is the First Agreement that the sales rep needs to get. After describing the directions and nearby landmarks, the sales rep needs to say, this is a convenient location for you, right? 

    Next the telephone rep wants to determine what size of a unit the caller will need. This is done fairly early in the call so the salesperson can determine what is available that will work for the customer. Giving the caller a choice of units is the best way to achieve this Second Agreement. The salesperson should say, do you think the 5×10 or the 10×10 will work the best for you? Since the customer is choosing the size, they are obviously in agreement.

    For the Third Agreement, the secret shopping evaluator wants to hear the sales rep get the caller to agree to a timeframe as to when the unit will be needed. This can be used to the advantage of the salesperson in many different ways. If the caller says they will need the self storage unit in a week, then the phone rep will emphasize that a unit needs to be reserved now to insure that it will be available in seven days. If the caller says they will need it in a month, then the salesperson can recommend the unit be rented now so the customer can take advantage of the current special, and start moving into the self storage unit at a leisurely pace. 

    The Fourth Agreement is about the importance of all of the security and amenities that this location provides. By getting the caller to agree that video cameras and monthly pest control and an onsite management team are essential features, the phone rep is also putting into the back of the mind of the customer that maybe the competitors do not offer these things.

    And of course the Fifth Agreement is the price. By first going over the other four agreements, the salesperson is letting the caller know what all they are getting included with their rental rate. If the phone rep cannot get this fifth agreement, if the customer thinks the price is too high, then all a good salesperson has to do is to go back over the other four agreements and see what the problem is.
     
    The salesperson should remind the caller and reemphasize the first four agreements. We are a convenient location for you, correct? And you will need our last available 10×10 unit this Saturday? And you agree that our great security and amenities are important when you are paying for self storage, right? And you know we have a great value for this area, right? So we need to go ahead and reserve that unit for you for this Saturday. Which credit card would you like to use?

    All secret shopping evaluators know that being a good salesperson is not about trickery or deception. Being a good salesperson is about letting customers sell themselves on the product or service. This is how secret shopping can help your self storage business.

    In the market of rental homes, such as apartments and houses for rent, it seems that people are going to be more and more drawn to apartments as opposed to those houses for rent. With mortgage payments falling through and homes being foreclosed upon at higher rates these days, apartments seem to be the way to go for the time being.

    It was not always like this. In fact, just a couple of years ago, it made so much more sense to search for houses for rent instead of apartments. That mindset is all based on the premise of where your money is going. Not always, but in most cases, houses for rent are organized on the basis of renting to own them. If you do this, you are not just throwing money toward an apartment that you do not own and is in many cases pretty shabby in the property maintenance department. That money being put into houses for rent meant that one day you would be the full owner of that house and not just a temporary person in a place that ultimately would not get you anywhere.

    But the market has changed significantly. Things in the housing market are not as certain as they used to be. Our economy is falling as a rapid rate and the certainty of the peoples jobs and future securities is about as certain as what the weather will be on any given day. So, it seems to follow that trend that apartments will quickly become the new best friend of the vast majority of people searching for a new place to live.

    On the opposite end of this, however, it might make good business sense for real estate management companies to restructure the way they are marketing new houses. If instead of offering consumers houses that they cannot afford, real estate management companies might do well to consider new plans and new ideas. If real estate management companies offer new homeowners a rent to own type of scenario, they may very well find themselves selling many more homes. People who are looking for a new place to live will likely be in an apartment anyway. The idea would go something like an apartment with a big long-term incentive. The real estate management company would offer a low monthly rent, but if the tenant stays long enough to pay off the house, then it is theirs, with no strings attached. If they decide to leave, there would be no penalty and they could just leave. Of course, it would be wise for the real estate management company to require a large deposit. But by offering low, rent, minimal obligation and the option to move if things get rough, housing consumers would probably find this option much easier to swallow.

    The fact of the matter is Americans are in no mood to go out and buy a house right now because things are just too tight. We have one major war going on with no end in sight and the potential of more wars breaking out in the very near future. These things will only add to the uncertainty of the housing and financial situations of anyone looking for a new home. By employing new strategies for marketing all the homes being built, not only can real estate boom once again, but also the difficulties faced by homebuyers can be greatly reduced.

    Property management companies are competing for the finest self storage technology money can buy. Some property management companies are perfectly happy with they way that they run their storage facilities. They are usually the small mom and pop storage facilities that prefer not much of a change at any given time as they are happy and their customers are happy with the current status of the property. 

    Other property management companies are on the lookout for new technology to come their way. They may not go out of their way to research any new ideas or new products or services that they can take advantage of. But if something happens to come across their desk or email that catches their eye, then they may look into the project a little deeper with some level interest. Property management companies differ in size and what they look for when it comes to their business. What interests one may not interest another. Where their property management companies are located will make a difference. How many storage facilities they have, will make a difference. The type of customers that they strive to attract and their future goals will also depend on what route to take.

    Then you have the property management companies that constantly try to research ways to be a cut above the rest. They want to know how they can save money yet earn more profits on their bottom line as the end results. Property management companies that are willing to go out and explore will be the type of business that prospers the most. And if they have done any sort of research they probably already came across the possibility of fully automated parking and storage retrieval. 

    This technology would be great for property management companies that are in highly expensive areas such as bigger cities such as places like New York, Chicago and Florida. When the cost of square footage is so much more expensive, you have another option. And that would be to have several floors so you can utilize the space more effectively.

    The same cities and states in which you would expect the cost of living to be much higher are the same locations that would prefer to use and purchase less property but still maximize the amount of storage units that can be rented out. Property management companies that are in smaller towns and cities probably would not need to worry about that as the land is not as expensive so they could get away with single floor property management companies that offer your typical parking spaces.

    So, if you want to keep up with the times you should definitely be in the know about what is going on in the storage business and do your research. Even if you are not planning on making any type of adjustments within your property management companies, at least you will know what other companies are doing and offering. It may be something that sparks an interest. And as they say knowledge is power. Being informed about the industry that you are in is always a plus. So do not be afraid to get on the web and browse a little when you have a chance. Times are a changing. And you should at least be in the know.

    Once upon a time shopping meant getting together with girlfriends and going to the mall. And yes, we do grocery shop, but most of us always thought of shopping as three or four girlfriends getting together, having lunch and spending all day at the mall. Going into the different stores spending everything we had, just good old fashioned shopping.
     
    Not anymore. We do shopping for numerous things now. We shop when we are putting gas in our car because we know that down the street had gas three cents cheaper. We are shopping for different phone services. There are so many choices just to have a phone. Once upon a time we had one telephone company and that was it. Now we can shop for the best deal or the cheapest prices. And some of us are mystery shopping for a living. Mystery shopping is becoming a very popular job for people that like to shop and get paid.  

    What are so funny about the people who shop for self storage? There are call centers for self storage facilities, they answer calls for storage companies all over the United States. They will take calls and the customer will want prices for storage. Until some companies started taking calls for different self storage sites one would have never thought there would be choices in storage. So when those customers are shopping for storage they want the facility that they are calling for to sound the best. Call centers will mention the storage securities. For instance, the property has video cameras, the property is well lit and fenced, and there is a gate where only the tenants would have access to get in and out. So feel secure while you are shopping around for storage. Make sure the other facilities or companies have the same security so that way you can really compare prices.  Another crazy thing is how many people that call are shopping for someone else. Some people say they have relative moving to the area that will need storage when they get in town. Or a mom will call while her daughter is at school. Even vise versa, the daughter is shopping for her mom while she is at work. Even these callers want to know about the facility and try to reserve the units so they will have one when they get in town or when they need one.

    Shopping nowadays is done so differently there is thing called mystery shopping.
    Mystery shopping is when you pretend you need some service and you see how much it cost. No matter if it is for storage or renting an apartment. Mystery shopping callers pretend that they want what you have. Mystery shopping calls are then evaluated to see how well the rep did. People hire mystery shopping companies to see if their employee was pleasant to talk to, how well the employee knows his or her service or product. The mystery shopping company then sends a report about the employee back to the owner.

    So you can see we are just not shopping with the girls, we are shopping for gas, phone service, and cable. We might just be mystery shopping. Mystery shopping is a great service for businesses looking to improve their customer service skills.

  • Weighing The Value of Your Employee

    When you as a business owner are hiring people for your company, you have some expectations that employees should meet. You are not just looking for a warm body to take up space and not produce for you. If this is true in your case, do you already have people on your staff that are not pulling their weight? Why are those people still employed by you? Now this might sound harsh, but take the time to think about it. You are a business owner, who probably worked hard to get your company up and running. Now that it is up and running, you need to have people in place that will have the same goals that you have. You might ask yourself, what is the point of all this? When you have different programs in place to train and help associates achieve the company goals and the associates do not appreciate it, why are they still with you? Many companies pay for programs like secret shopping, and their associates do not use the coachings that result from that secret shopping experience to better themselves. You are throwing away your money.

    Many companies use the secret shopping program in order to improve their level of customer service. Unfortunately, there are people within those companies who do not believe secret shopping is a good use of company resources. They believe that they know who to sell and how to take care of the customers. They do not even try to learn or take feedback from the secret shopping evaluation. It is unbelievable the level people go to so they will not have to do something they do not want to do.

    If a manager at a self storage facility absolutely refused to learn anything from a secret shopping agent, what is the value of that employee? Or of any employee who outright refuses to participate or cooperate? What if the manager, when the secret shopping agent revealed himself or herself as a secret shopper, started getting angry and frustrated? A professional secret shopping agent would still attempt to go over the call with the manager. However, some managers go on to tell the secret shopping agent about their years of sales experience or that they dp not need anyone to coach them on how to sell. In some extreme cases, employees being shopped will become enraged and say how much of a waste of time the call was or even how stupid secret shopping is.

    Such extreme behavior is few and far between in the secret shopping industry, but when it does occur it can be a shocking experience for the secret shopping agent. The best way to handle these cases is to end the secret shop or training and the secret shopping agent can give it to their boss so that the client can see the results immediately.

    As stated before, you have to have people on your team who care about how the company is growing. With people on your team in the example above, you can not be sure your company goals are being met or that customers are being treated respectably, but they could be doing a great job. On the other hand, how much more could you gain if you had someone who was able to take feedback and criticism? Having someone on your team who is not willing to learn or to help the company get to where they need to be is a risk that some self storage business owners do not take.

  • What Secret Shoppers Do Not Want To Hear

    Many call centers hire an outside secret shopping company to assist them with the training of their telephone reps. Secret shopping employees evaluate hundreds of calls each month, and are able to give the call center much advice on the best, and the worst, ways to say certain things.

    Self storage is one of many industries that utilize the benefits of hiring a secret shopping company to help them better their employees. One of these experienced secret shopping evaluators recently noted some of the things she often hears, but can definitely be tweaked. These are a few examples of some of her biggest pet peeves.

    The secret shopping evaluator just grits her teeth when she hears a self storage representative simply answer the phone, Hello. The rep does not give their name or even the name of their company. The secret shopping evaluator knows that a proper greeting is of the utmost importance, since it completely sets the tone for the rest of the call. The secret shopping evaluator would advise the manager of this particular employee to professionally answer the phone, Hello.  My name is –.  Thank you for calling XYZ Self Storage. This short phrase lets the customer know that they have dialed the correct number, with whom they have the pleasure of speaking, and it brands the name of the self storage facility.

    The secret shopping evaluator also cringes when she hears a phone rep say, Can you give the telephone number you are at, in case we get disconnected? Customers know this is nothing but a lame excuse to get their personal information. If a self storage consultant wants the phone number, they need to just ask for it outright.

    Then there is the example of when the secret shopping evaluator hears a customer ask, do you have any 10×20 units? And the sales agent replies No, and is ready to disconnect the call. The secret shopping evaluator knows that just saying, No, is simply not an option! Even if the 10×20 spaces are currently unavailable the sales rep needs to let the customer know what their options are. Maybe the 10×15 has a ten foot ceiling and the customer would be able to stack their things upward. Maybe two 10×10s side beside for the price of 10×20 would be okay. Or maybe the customer does not need a 10×20 unit for two months, and something will become available before then. The secret shopping evaluator will advise the self storage management staff that the employee needs to answer the customer with, No, we do not have any 10×20 spaces at this time.  But what we DO HAVE, and then continue with the call from there.

    The secret shopping evaluator winces when she hears a self storage phone representative say, our price is ABOUT one hundred dollars.  The price is not about anything, it is what it is. When the rep phrases it this way it makes the customer think there is always room for negotiation, and if they call back tomorrow they can probably get a lesser price. Much better phrasing is, our price is ONLY one hundred dollars, which is a great rate for this area.

    And finally, there are times when the secret shopping evaluator hears a phone rep say, if you want, give your name and phone number. The phone rep needs to take control of the call, and just professionally ask the caller for their information. Saying, if you want makes it far too easy for a caller to just say, NO!

    Have you ever thought about being a mystery shopper? Can you be honest and give a company valuable feedback that would aid them in making better decisions for their company? Are you the kind of person that would not mind talking to complete strangers acting as if you are genuinely interested in what they are talking about? These are just some of the questions that you can ask yourself. There are people out there who have already chosen to participate in secret or mystery shopping. Some people have been out there for years, helping companies to get better and reach their goals. However, what does it take to be the best mystery shopper you can be?

    To be the best mystery shopper, you definitely need to be focused. You have to know your plan of action and execute it. When you are not focused on what your goal is, how can you help the company that is paying you to provide the service for them? When going into a store or calling someone on the phone, to be the best mystery shopper you do not need to be distracted by what goes on around you. Stay alert and be ready for whatever comes your way.

    To be the best mystery shopper you need to be able to adapt to the situation. With the companies that know they are being shopped often, the best mystery shopper can answer their questions without making the shopped person think they are being shopped. Most companies have associates that will try to throw even the best mystery shopper off course to see if they are a real customer or someone shopping them. The best mystery shopper has to be quick on their feet and a quick thinker. One example that has been seen is when some people make their secret shops over the phone. The company being shopped sometimes asks if they know where they are located so the caller knows how to get to their facility. Most cases, the mystery shopper says they know where that facility is coming from. Then the person being shopped asks them where they are coming from so they can give better directions. Well, most people would be stuck and stutter before giving the answer, but the best mystery shoppers replies in a way which will not give the associate a reason to believe they are being shopped.

    The best mystery shopper should be prepared for what they have to do. If they shop on the phone, they should have a fake name and phone number to give if they need to. Some people try to wing their presentations and get caught sounding as if they do not know the answer. The person being shopped will most likely know at that point they are being shopped and then all of a sudden become the best sales person ever known to man. To be the best mystery shopper, you have to prepare and you have to pay attention. The slightest incorrect statement or slippage of words could result in the failure of the mystery shop.

    As you see above, it is not as easy as you think to be the best mystery shopper. You have to be focused, pay attention, be prepared and be quick on your feet. Your mind has to be able to consistently fool the person being shopped. Do not let your over confidence in doing mystery shops allow you to make the mistake of being discovered as a mystery shopper.
