Business management has resulted in evolutionary real estate property management software that allows a business owner to quickly access reports, information, history, etc. Typically, an accountant kept financial records and the property owner trusted that they were keeping track of the tedious information. Most importantly, the property owner was trusting that the accountant or management company was keeping a close eye on profits, rents being collected on time, rents that are overdue and also making sure any loans and taxes are paid on time.

Nowadays, a quick click on your real estate property management software can show you a general report of how many outstanding tenant accounts you have and what the status of their account is. For example, you may be able to sort outstanding accounts in descending order, with oldest accounts at the top. Or you could use your management software to sort outstanding accounts beginning with which tenants are still living in the rental property and which have moved out or been evicted.

Your real estate property management software should give you an option for sorting outstanding tenant accounts based on legal course of action. For example, has a notice been left at the residence? Or has the next step been taken and an eviction notice been given to the tenant? Has the tenant been taken to small claims court or are they being prosecuted?

A general search should display results that allow a property owner the opportunity to see a quick list of these references. In addition, the property owner should be able to see a payment history and account balance of individual accounts.

Another useful tool of management software is that a property owner or management business should be able to access a history of average rental rates. This can be useful in tracking the fluctuation of the market and in judging whether or not a new rental increase is due. If the property owner sees that it has been 5 years since rates have gone up, he or she may consider a rate increase for existing tenants and a higher rental rate for newcomers.

Typically, a property owner will set the rental fee very close to similar properties in the area. If the market will not sustain current rental fees, the rates may even be inclined to lower.

The software should also keep track of profit and loss, beginning with how much is owed against the rental property versus how much income they bring. In addition, the cost of staff, routine maintenance, lawncare, taxes, etc must be factored into making a decision about the profitability of a rental property and should factor into the going monthly rental rate.

Software will also help a property owner keep track of building maintenance schedules, which is an important practice in keeping an investment such as this in top shape.

As supply catches up with demand in the self storage world, offering great customer service and having good sales skills is important and requires that storage owners use secret shopping for some quality assurance.

From sunny Florida all the way up to Nova Scotia people are looking to store items from bags and boxes to RVs and boats.  There is storage in the biggest of cities to the smallest of towns.  Some people are surprised to know that there is a facility a block or so over because they never noticed it until they needed it.  Some say they drive by the facility on their way home or to work and they only want that facility because it is near them most of the day and they feel safer putting their items in that place.  Others have to get a storage unit because they are moving out of state and, they have to leave some items behind because their new home is smaller.  To them, storage is not a luxury, it is a necessity.

Storage for the average consumer is primarily household furniture and other miscellaneous items.  When a person calls the facility they are usually full of questions.  What are the gate hours?  Where exactly are you located?  What is the difference between climate control and non climate control units?  Can you park a vehicle inside? What all sizes do you have here?  Will there be a contract?  Is there a deposit?  How long do you have to rent the unit?  How high are the ceilings?  What does the special mean?  Are there any specials now?  Do they have military or senior discount?  Those are just some of the questions potential customers usually ask.

Answers to those questions are what a secret shopping company would look for when conducting their secret shopping program. A typical secret shopping agent would not take too much control of the conversation between himself and the self storage manager. The goal of the secret shopping program is to determine what service the sales associate offers.

Do you have those times when no matter what you say to the customer they just do not get the idea of the pre-payment?

At our call center we reserve storage units for different storage and property management facilities all over the United States. The storage and property management industry is a business that has became a big deal all over the United States. We happen to answer for a lot of different storage and property management companies. We tell their features, security and most important the cost of the rent. When a customer decides to rent storage or an apartment, then we will reserve the storage unit or apartment for them. We take their information like name, address and when they will go in to the storage or property management location to fill out the rest of the paper work and get their unit number.
 
It is always important to let them know availability is limited so we can reserve the storage unit or apartment for them. Then we would say, The way we reserve a storage unit (or apartment) is to take a prepayment over the phone on credit card. Most storage locations and a few property management locations can reserve a unit with a ten dollar non-refundable prepayment. Some other stores or property management companies may have it a little more, but nonetheless there is a prepayment.

We usually explain it something like, We take a ten dollar non-refundable prepayment over the phone on a credit card, this is not an extra charge it goes towards your first months rent. Then when you go in you will just pay the remainder how ever you want. Then we usually get something like this, you mean there is a deposit?  No, it is not a deposit or an extra charge it will go towards your first months rent. It seems no matter what we say it confuses the customer or they think it is an extra charge.

Well if this is driving you nuts try something like this, We take a ten dollar non-refundable prepayment over the phone on credit card or debit card it is not an extra charge, and it goes towards you first months rent. Really what it means is you have a ten dollar credit when you get to the store. Then we usually get a response like, Oh okay, this is less confusing. We have more success saying it this way and a lot less confused self storage and property management customers.

It is funny how explaining it a little different (really it is the same thing) helps people to understand it? They do not seem to get prepayment but they do understand credit.

We also have stores and property management companies that reserve storage units without taking any money, so on those store we say, we hold it on your credit card. Now we do not charge anything to it, it is like a hotel reservation it just reserves the storage unit and when you come in pay it any way you like. Oh, this one causes problems too. The first thing we usually hear, Well when on vacation my hotel reservation froze the money on my card. Then we usually will say, yes sometimes that does happen we wish we had a better way to compare it, but we do not. And then we will have to say we promise we do not charge anything to it. To tell you the truth once we give you a reservation number, your credit card number will disappear, we do not keep it on file or anything. That usually helps those self storage and property management customers. Help your self storage and property management callers understand what is best for them. It will be appreciated by the office managers when the customer comes in.

There was an example of a facility that usually does a great job taking care of their customers and their lack of vacancies further solidifies that observation. While secret shopping one of their managers, the manager was getting agitated. Sometimes the managers of these storage facilities know that someone is secret shopping them. Sometimes they play along and try to do the best they can do, other times the manager gives them the information they want without trying to build rapport.

In this example, the manager decided to give a half-effort. This manager gave out the price too early and then tried to go back and sell the facility without much luck. After secret shopping the manager, the shopper revealed themselves as a shopper and the manager started getting angry. He went on to inform the shopper that he knew they were secret shopping him and that is why he gave the presentation that he did. He was angry that he missed a real customer on the other line and has to now talk to this person. He could not understand that secret shopping is in place to help him get better at what he does so he can take better care of the customers. He did not agree with that at all and felt that secret shopping was harassing him and trying to judge him. The shopper proceeded to try to help him better serve the customer but to no avail. The call was eventually ended stating that the secret shopping expert could not help the manager if they were not willing to be helped.

When this example was made public for everyone to know, it was shocking that someone would allow this type of behavior to come from one of their managers. It is known that companies pay good money for the secret shopping service to shop their managers. As a business owner, what are you doing to ensure that your managers are receptive to learning how they can better help the customers? With secret shopping, it is the best method to allow business owners to hear and see how their managers are taking care of their clients. So after hearing this example, how does that make you feel? Do you have someone on your staff that is not receptive to learning how they can better help your potential clients? Do you think you can benefit from secret shopping to get a true gauge on how your business is really doing when you are not at the facility?

When filing out the papers for our storage and property management company, it is easy to place them in numerical order. They also come with a sheet that says if the paper succeeded, if that second sheet says that it failed you then will refax the sheet and it will see if the sheet went though. The more information that you can get from the customer while still controlling the call will help the actual store manager when they receive the information. By asking the right questions, you should be able to find out why the caller needs storage and this information should be included in the document sent to the self storage or property management company manager. Many times when someone is calling about self storage they are already on the way over to the site. Most commercial real estate management deals with tenants, although office condominiums are becoming more common, especially in the Midwest.  Commercial real estate management, in those cases, takes the place of a condominium association.  About 90 percent of commercial real estate management, however, deals with tenants. 

Strip malls, large shopping malls, office buildings and complexes all have property management.  Depending upon the size of the building or buildings will determine the number of people employed as the commercial real estate management team.  In the case of a strip mall, one person may act as a property manager.  In the case of a large complex, there may be a whole team of people who are employed to assist in the commercial real estate management. 

The duties of the commercial real estate management team is pretty much the same in any capacity.  They collect the rent from the tenants as well as the common area maintenance fees.  This can get very involved as each tenant pays a percentage of the fee in accordance with their square footage.  They have to pay the utilities for the building and figure out how much will be paid by each tenant on the CAM summary.  They also have to negotiate leases between tenant and landlord.

In most cases, a person employed in the duties of a commercial real estate manager will have a vast knowledge of both commercial real estate and real estate law.  They may be an attorney or a paralegal.  In some states, there are classes you can take to begin a career in commercial real estate management.  These classes are similar to those that real estate agents take to get their license and include real estate law. 

Negotiating leases is often left up to the attorney for the landlord, however, in smaller settings commercial real estate management may handle this, depending upon the complexity of the lease.  Anyone who is seeking a career in commercial real estate management should be familiar with a commercial lease as well as other documents, such as easement agreements.  They should also have a knowledge of the landlord tenant law in the state in which the property is located and know the proper procedure for evicting a tenant that has defied the lease. 

Classes in commercial real estate management are usually found at local colleges.  While some states may require a license for a commercial real estate manager, others will not.  For the most part, this is a job that is open to anyone who has sufficient knowledge of the commercial real estate industry and the laws governing real estate in the state in which the property is located. 

Commercial real estate management is a blossoming field and one with a secure future.  Despite the fluctuation in the residential real estate market, the commercial real estate market usually remains stable.

One day while monitoring a secret shop call in our call center, we had a rep get a call from one of our Arizona stores who needed storage. Our company has a call center that answers for different storage facilities and provides a secret shop service to clients as well. We help customers with their storage and secret shop needs and storage questions.
  
Well in this secret shop call the woman called wanting the price for storage and how storage worked. Since she had never needed storage before she was not sure.  The rep explained everything to her, the location, the security and most of all, the price. We can reserve storage for customers over the phone so the rep had asked her if she wanted to reserve the storage unit. The rep got this nice lady all set up and then the story came out why she needed storage.  Hold on to your hats you are not going to believe this secret shop call. Doing a secret shop allows us to review calls, and this one was listened to many times. 
   
The secret shop went something like this.

The woman lived in Arizona and her new neighbor was moving from out north somewhere. An elderly couple was retiring to Arizona. The husband came first and was looking at homes for he and his wife. He found a nice home next to the woman who had called. He went back home to get his belongings and his wife. When he was at home his wife had fallen on the ice and had to be hospitalized and could not make the trip back. He had a moving company move all of their things but he had to go back to Arizona to meet the movers. He had to leave his wife in the hospital and come back to Arizona to meet the truck. Of course, he got there before the movers did, so he had to wait for the moving company. During this secret shop call the lady knew she could be recorded for monitoring purposes. While he was waiting for movers his wife had died. He had to go back north to make arrangements, he was telling his new neighbor what had happened and he did not know what he was going to do. He did not want to move in to the new house without her and was not even sure if he still wanted to stay in Arizona without her. So while talking to this woman he had decided to put his things in storage but he could not wait for the truck. The woman who had called said she would put it in storage for him. Now remember she does not know this man she just knows his situation.

     
When you rent storage you have to put the storage in your name you cannot put in someone elses name and a secret shop can help monitor this. That means she had to go to the storage facility and show her ID and be responsible for the storage bill. She would also be responsible for his belongings. She agreed to that. Would you do that? Or even know of someone who would do that? Amazing, huh?

After the paper work was finished the rep told her it was amazing she was doing that for him. The secret shop call ended and the rep could not believe their ears. She said her family and friends told her she was crazy, the rep told her it was not crazy she was truly an angel and when she got to Heaven there would be golden wings waiting for her. This was a great secret shop story.

It is far more cost effective for a property management company of an apartment complex to be able to retain current renters than it is attract new ones.  Finding new tenants can be expensive and time consuming.  It includes the costs of advertising, background and credit checks on potential renters, personnel to show the units, etc.  Retaining the majority of current tenants can be as simple as having at least one competent and reliable Handyman on staff.  This person also needs to know his limits, so if there is a problem the handyman will know who to call for help.

A handyman that works for a property management company needs to be available 24-7.  If a tenants heater goes out in the middle of the night or if the water stops working on a Saturday afternoon it is crucial that someone be able to fix it immediately, and not wait until normal business hours.  Then there are always the everyday things the property management company needs to be sure is constantly maintained.  Broken windows and doors need to be repaired, leaking pipes and clogged toilets need to be fixed and light bulbs and smoke alarm batteries need to be replaced.

When a tenant moves out of an apartment it is the perfect time for the property management company to have the walls painted, the carpets steam cleaned, and the old appliances replaced.  The handyman employed by the property management company can also change all of the locks for better security. 

The curb appeal of an apartment complex is always important.  A property management company in the northern part of the United States has four separate seasons to be concerned with.  During the winter months it is imperative that the handyman employed by the property management company be prepared for ice and snow.  Parking lots, private streets, and sidewalks all need to be cleared and salted for safety.  Special care needs to be taken to be sure water pipes do not freeze in the cold weather, and assisting tenants with weak car batteries or vehicles in a ditch is great customer service, and will be remembered by the tenant.

In the springtime a good property management company is prepared for work on lawns, bushes, and trees, etc.  The property management company needs to make sure the handyman has working lawnmowers, weed eaters, and ladders at his disposal.

During the summer months the property management company needs to be sure the grass is mowed and the gardens are weeded.  These areas also need to be watered on a regular basis if it is permitted by local ordinances.

Autumn is the most important season for a property management company as far as the outside of the apartment complex.  It is important that garden hoses be put inside and that all spigots are completely shut off so they will not freeze, leaves need to be removed from gutters so rainwater will flow freely and lawns need to be raked and debris removed so the grass will grow in the spring.

A responsible handyman is one of the most important things that a first-class property management company can have.  This person can make a huge difference as to whether current tenants renew their lease, or look elsewhere for a place to live.

Because Bestmark has such a large and assorted group of Mystery Shoppers they are able to assist a multitude of clients from all different segments of the business world.  They can aid clients that have a small Mom and Pop type of store all of the way up to large Fortune 500 companies.  And Bestmark has expertise in a wide array of businesses, from retail to casinos to movie theaters and so on.

Bestmark Mystery Shoppers may be told what restaurant to eat at, or what store to phone and file a complaint, or what bank to go to and make a transaction.  After completing their task the Shopper then fills out a survey on their website, answering the questions the client has dictated.  The questions may pertain to how the food tasted, or how the complaint was handled, or how long it took for a bank teller to help him. 

Bestmark is able to assist their clients in other services beyond just mystery shopping, such as telephone surveys, audits, exit polls, etc.  They know that an integrated approach is the best solution and will achieve the best results.  Bestmark works one on one with the client to determine the programs that will be most advantageous to their business and that will help to achieve and surpass their goals.

Because they use the Internet their clients have access to reports and other information 24/7.  The access to this tangible feedback is fast, and the reports are consolidated and easy to read.  The client is able to recreate these reports on any computer, anywhere in the world provided they have the proper passcodes. 

Bestmark clients can use these reports to their advantage, and for many different purposes.  It can be used to rate the company products compared to the competition, to track employee performance, for training and coaching purposes, etc.

Pertaining to the earlier examples the restaurant may use the reports to get a new vendor for the seafood, or the store may set up a new designated phone number for complaints, or the bank may initiate an incentive program for employees.

The PhoneSmart Secret Shop Department is using a remunerative incentive for January. A major problem for the trio in this department is that every month they have to coordinate about two dozen part-timers.  They have people who make mystery shop calls, evaluate calls, combine these two tasks and construct feedback shop calls, burn CDs, email/snail-mail reports to the clients, etc, etc.  Certain jobs obviously must be completed before others can begin.  The whole process is like a well-oiled machine, and when one cog is out of whack it causes a lot of problems on down the line.  And needless to say, with so many people involved every month there is at least one person that does not complete their responsibility in a timely manner, throwing everything off kilter.

So for January, they have enacted an incentive program.  Everyone whose assigned tasks are completed by a specific due date has his or her name put into a hat for a drawing.  The winner gets (drum roll, please!) a $20 gas card! 

Okay, it’s not much, but it’s still a lot of fun.  We have all been talking about it the whole month.  How we are going to buy this or that – or maybe even some gasoline! – With our winnings.  As of yesterday everyone had gotten their assignments turned in on time. 

The idea of getting entered into the contest for the prize has been a far more pleasant experience than being worried about something negative.  Getting this turned in later than Friday will my commissions being decreased? Or, will the manager put a write-up in my employee file? Or even worse, employees thinking that it makes no difference when they get things completed.  Having a POSITIVE motivational tool promotes a positive, motivated environment. 

Incentives, if used wisely, can be a great tool to help motivate employees to accomplish and maybe exceed certain goals.  Remember though, in order for any type of an incentive program to work, (whether it is a positive or negative reinforcement) management MUST follow through.  Otherwise, it is all a mute point.

There is already buzz around Secret Shop about next month having the prize being a $20 gift certificate to a restaurant for Valentine’s Day, so the winner can treat their sweetie.  Who knows, maybe in the future we will have a Pie-in-the-Face contest, where the winner gets to throw a pie in a manager’s face!  The possibilities are endless!!
 
And yes, the car is a little low on gas this week, in anticipation of winning the gas card. And which manager will get that pie in the face, hmmm.

Some people hunted for flashlights, some called emergency numbers, and others went outside.  Standing outside we saw that the lights were out in the entire neighborhood, and then we saw the fire engines rolling by.

Soon thereafter we heard a whirring noise.  Our emergency generator had kicked in.  Our lights were out, but the computers and telephones were still working.

So it was time for the phone reps to go back to work.  We could see our computer screens just fine, but it was difficult to see necessary numbers on our telephones.  We improvised by having a designated flashlight-holder; anytime a phone rang, she came by and shined the light on our phone.  We contacted our director Tron and asked him to stop and purchase more flashlights.

The computer guys scrambled around to find box fans.  I was amazed at how quickly the server room got hot!  The computer things were all cranking away, but the air conditioner went out.  Luckily, December in Mid-Missouri is pretty chilly, so they were able to open a window and use fans to blow the cool air around.

In the kitchen and the bathroom we lit jar candles to help see in the complete darkness.  The pleasant scents helped with the ambience.

And wouldn’t you know it?  As soon as Tron walked in the door with more flashlights, the lights came back on.  It seems someone hit a telephone pole.  The power company was able to get things restored in about an hour, but PhoneSmart was not deterred.  We were able give free storage quotes and rent storage units for our clients within minutes!!

Have you ever telephoned a business and been put on hold?  And then you got that hum-drum, monotonous, boring music?  Or even worse, you had to listen to some pre-recorded sales pitch yelling at you?  But you knew you HAD to hang on and put up with the annoyance, or you would loose your place in the dreaded telephone queue?  And the only alternative was to call back, and start the whole process all over again?  Of course you’ve experienced this, we all have.  That is just a part of life now in America in the 21st Century.

Once again, our PhoneSmart Director Tron Jordheim has come up with an outside the box solution.  Instead of the customary Hold Music/Elevator Music that we all hear while waiting on hold for a self storage quote, he has recently installed a fun repertoire including Knock Knock and other jokes for those folks that have to wait for a self storage representative.  Even if a person waiting for self storage finds these jokes to be childish or maybe even annoying, at least the caller is probably paying attention, and that is the ultimate goal!

A customer called and was desperately in need of storage.  The first thing I did was verify that our location on Hwy 54 was going to be convenient for them.  After she concurred, I continued with the rest of my spiel.  The Problem?  Eventually we both discovered that she needed a unit at our facility that was forty miles away from the location that I was telling her about.  It seems both are located on Hwy 54, just in different cities that have Florida self storage.

A customer called and said he needed something fifteen feet long.  I confirmed that we had a convenient location, explained our great amenities, verified he needed it next day, and gave him the price.  I got agreements on all of my five agreements, as I have always been trained.  The Problem?  He needed a rental truck, and I was discussing a storage unit.

A woman called and asked if we sprayed for bugs.  I explained that we have a regular, diligent pest control routine to stop any problems before they even have a chance to start.  The Problem?  It seems she has severe allergies, and is allergic to all fumigants.  She was looking for a property that never uses any pesticides.

YEZ is inspired by the Harlem Children’s Zone, which has been around since the mid 1980’s and has had a great deal of success.  The goal for both organizations is to assist troubled youth into becoming accomplished adults.  Here are just a few of the core principles put into place by YEZ, as quoted in a local newspaper.

•  We believe every young person has unique talents and abilities.
•  We believe that if provided with adequate resources and tools, every young    person  can create a successful future.
•  We believe life-management skills are necessary for success.
•  We believe positive relationships with adult role models positively influence youth.
•  We believe a person’s current situation or economic status is not indicative of his or her potential or ability.

Obviously, YEZ is looking to the community and people of all walks of life to assist in this project.  As a proud partner of this worthy organization, PhoneSmart has hired several of their youth and we have provided job mentors.  During our slow winter season these next several months some of our self storage employees will be working with Lorenzo and the Youth Empowerment Zone in many different capacities.  Remember, It takes a village to raise a child.

As a phone rep with the PhoneSmart Call Center lately I have been doing marketing surveys for one of our self storage clients about self storage rates.  One of the questions is, did you use the print Yellow Pages while searching for storage?  100% of the people I have spoken to all have said, No!

I am amazed!  I’ve always assumed everyone uses the printed version of the Yellow Pages to find any kind of business or service.  When I was young that was basically our only option!

Then I got to thinking about it and I guess it makes sense.  Generations X and Y have all grown up with the Internet and cell phones.  It is natural for them to jump on the computer to Google an address or to call 411 for a telephone number.  And my age group, the Baby Boomers, can no longer see the fine print in the Yellow Pages.

So even though everyone still knows what a telephone book is, it is extremely important for all property management and self storage owners to make sure their phone number appears in both the print and virtual forms of the Yellow Pages!

I live in what some would call a college town. We have 3 college campuses in town and several other smaller private schools also. With the annual influx of more than 25,000 college students each fall, the town fills up fast. While some of the colleges require that freshmen live on campus they eventually will move off campus and want their own home or apartment. Because of this our town has many property management companies that cater to the college student. Usually these properties are close to a campus, are affordable and may offer specific amenities that will attract a younger population. Multiple bedrooms with individual leases are very popular right now. You don’t have to worry about your roommate paying their part of the rent each month as the leases are written separately. Some property management companies will even offer a roommate matching service, where if you would like to share an apartment but don’t have a friend in mind they will match like roommates together. This is a good way to save money, as a two-bedroom apartment is often as cheap as a one bedroom.

Our college town also has plenty of self storage companies. It’s pretty nifty that landlords will sometimes require a 12 month lease, knowing full well that a lot of college students are only in residence 8-9 months.Self storagecompanies in our town fill up after spring session with college rentals. When the smaller self storage units are gone, the students will get together with friends and rent larger units and share the rent. If you want to start a property management company or a self storage business, look for untapped college towns; they are a gold mine waiting to be tapped.

• A woman’s last name was different on her credit card than the surname she gave me to reserve a self storage unit. She explained to me that it was her maiden name on the credit card. I said Congratulations on getting married! Seems she was in the process of getting divorced.
• I try to build rapport with my self storage customers by asking some generic questions. A young shopper told me he needed to park a car for about a year. Thinking he was going to study abroad or travel, I asked him where he was going. He replied, To Jail.
• A woman was rather irate and was rambling on and on. I asked her if she spoke Spanish, since PhoneSmart has several Spanish speaking reps that could better assist her Even more annoyed with me, she replied in broken English, No. Do you speak Japanese?
• A man was explaining to me that he needed to park another company vehicle with us. I thought he said the name of the business was Sterling’s Plow, so I assumed he worked for a snow plowing company.   I was building rapport with him by talking about the upcoming winter season and all of the work they will have plowing the snow off of parking lots. Seems the company’s name is Schering Plough, a well known pharmaceutical company.

I’m just trying to be friendly! Open mouth, insert foot, oops.

Spring forward, Fall back is an infamous adage we all learn as children, and all dread as adults. Late autumn is when Daylight Saving Time comes to an end and we must set our timepieces back one hour. Though we do get an extra hour of sleep for that one night, it seems we lose an hour of sunlight. In reality, we just have to get up an hour earlier to find it!

Traditionally, this event has always occurred the last weekend in October. This posed a dangerous problem with children trick or treating on Halloween. This year, thanks to the Energy Policy Act of 2005, everyone (except residents of Arizona) will adjust their clocks back one hour on or before Sunday November 4th at 2:00am. It is also highly recommended that the batteries in smoke alarms and carbon monoxide detectors be changed at this time.  

Even though we may feel somewhat lethargic and lazy this time of year, it is no reason to let our foul mood affect our sales performance while trying to give a self storage quote. In fact, this is a great time of year to try out new sales techniques! And keep in mind, that grumpy person on the telephone is probably also suffering from the winter blues. Or, they may be your Secret Shopper! So always give each and every one of your calls your best, no matter what time of year it may be!

And remember, in 2007 we Fall Back on November 4th!

The answer to this question depends a lot on how you are involved with the self storage industry. For instance, do you simply rent a unit? Machiavelli has been known to me in a different content, mainly politics. The Prince is one of the most read pieces of literature in political science. I never thought of “Machiavellian concept” as a business concept.

Here is an example out of recent personal experience: a recently acquired client was in dire need of some supplies which were hard to come by. Due to some existing agreements and some arm twisting of manufacturers we were able to provide a swift delivery of the goods. Here is where the moral and legal component comes in. Should we bill the client for our existing logistical competence? The client needed the hardware but so did almost everyone else in the same industry. Should they pay for our “contacts”? Doesn’t the concept of “what ever it takes” dictate that we should be able to make money no matter what? From a legal stand point: Is this similar to insight trading?

There are many other similar moral and legal obstacles that may prevent a manager to describe themselves as Machiavellian at all the time. I would suggest that Machiavellian concept is a theory that may only apply at some particular situations. Thus Machiavelli is a piece of a greater puzzle i.e. successful management.
