    Campus property management is a catch-all term that refers to various processes related to arranging residences for students and overseeing the rent collection and maintenance of the buildings.  There are some estate management agencies and agents who specialize in this segment.  They are based mainly at cities and towns where large universities are located.  Many self employed people run realty management companies exclusively for students in such cities and towns.  It is not an easy task, as it involves managing the activities of students, meeting their demands, collecting and tracking rent, etc.  However, if one has the right attitude and good communication skills, one can carve out a successful career in this field.

    Need For Campus Property Management

    Every property manager who wants to do business with students should first learn the answer to this question  why would students want separate residences when they have hostels and dormitories on the university campus itself  There can be basically two reasons.  The first is that the university or the educational institution may not have sufficient dormitories and hostel rooms to accommodate all the students.

    The second is that sometimes the students look for separate residential options, even if the university provides hostel and dormitory facilities.  There can be many reasons for this.  They may not find the facilities in hostels or dormitories comfortable enough.  Or they may feel that the environment in these places is not conducive enough for studies or recreation.  Or they may want a bit more freedom than what they get in the hostels.  In such circumstances, students approach agencies offering campus property management to find a suitable residence.

    Functions Of A Manager

    The functions of campus property managers do not differ significantly from that of other property managers.  They have to act as a mediator between the tenants and homeowners.  They have to find good houses in the nearby areas around the campus.  One of the difficult parts of being a realty manager for students is in convincing the homeowners to rent the houses or apartments to students.  Many homeowners are averse to renting to students.  They fear that students might not maintain the house properly and might cause other kinds of problems like, for example, irritating the neighbors.  It is the job of the manager to convince the homeowners.

    Proper maintenance of the house also falls under the responsibility of the property manager or the company offering campus management.  One has to understand that not all students will be very keen on the proper upkeep of the rental unit.  Therefore, the property manager should ideally employ or hire a person for the regular cleaning and maintenance of the property.

    Importance Of Prompt Delivery And Rent Collection

    Students try to get a new residence near the educational institution at the start of the educational year.  This is the time when colleges reopen and new admissions are made.  Most students book in advance so that they can come and occupy the house immediately after the vacation.  Property managers must ensure that the maintenance work, if any, of the property has been completed and it is ready to occupy.  Any delay in delivering the unit will dampen the spirits of the students and cause a bad name to the agency that provides campus property management .

    Property managers must also ensure that they collect the rent properly, on or before the date specified in the contract.  Students tend to spend the money quickly.  Therefore, it is better to collect the rent before they have a chance to spend their money.
