It is always said that you put your best foot forward. You want to make the best impression first so the customer can see what you stand for. I you mess up on your first attempt to take care of them, they might not give you a second chance to make it up to them. This is very crucial in the state of Florida where there is competition everywhere. There is competition from your Bowl Championship Series colleges all the way down to who has the best price for vitamin D milk. It is true that you might not be able to get a customer back once they have talked to you. This reigns true in the Hollywood storage world.
A local self storage facility manager had a call from a man who needed a storage unit for an RV. This occurs more often than you think. At first, the call seemed to go well enough, but when we got to the price, she had some objections. Not everyone is going to love the price they are given, but at least they will entertain the idea. A lot of time when people are shopping around for RV storage they are not sure what price they are going to pay or even the facility they will be storing at, but that is why they are calling around. Well, she did not like the price that was offered. She had not only found a place slightly cheaper in the area, but the other property was closer to her as well. This manager did not want to let the customer go because they wanted their business. This manager decided to explain to the customer the features of our store, and that we made sure to take care of our customers. A customer wants to hear that their investment will remain safe and that there is not anything that will happen to their RV. The manager explained that they had perimeter fencing and lights all around the facility. This way no matter what time of day the customer came, they would be safe. The manager explained to the customer that the safety of the RV and the safety of the customer were very important to them. The customer seemed to like that.
The Hollywood storage manager also explained that just like with anything else, you get what you pay for. So just because she got a cheaper price somewhere else does not mean they are getting qualify. Sometimes the cheapest option is not always the best. The customer actually agreed with the manager whole heartedly and decided to rent a space with his facility instead of the cheaper, closer facility.
In most cases the facility manager might have just given up and tried to be friendly and nice. This is their attempt to get the customer to come back if the other facility does not quite for them. They are hoping the customer remembers how nice and courteous they were and hopefully they can rent with them. In this case, the manager wanted the business so they took the business. That is why it is important to sell your property.

Try and evaluate the ROI return on investment before avoiding or making certain expenses.
2. Give the property manager a limit on the expenses he can make without your approval- While you cannot be bothered for small approvals, you must mutually agree on a budget before you start so that there are minimum chances of spending beyond the budget. In fact ensure that you let the manager know of only 80 percent of your budget and keep the 20 percent as a buffer for any last minute suggestions and rework. The more you discuss and decide in advance, the fewer will be the surprises later on, ensuring affordable property management .
3. Ensure involvement in the high expense or high risk decisions- Try and leave the small stuff to the vendor but be present when negotiating for high value items for the house. Do not delegate the rental or sale negotiation. Ensure that you are present at least to over see the exchange.
4. Negotiate- Assuming that you have done your research in the pricing – standard or commission based, always try and negotiate depending on the size and value of your property. Realty managers understand that ultimately they are offering affordable property management and beyond a certain price point, it will be a bad financial decision for the client.
5. Trust- Last but not the least once you have short listed a manager or a company put your complete trust into the relationship. Engage but not with the intent of catching them out but helping they understand your requirements and views. Clients that are forever breathing down the manager neck or trying to micromanage do not always get the best results. In fact, the manager may just stop taking the required ownership and important transactions can just fall through the cracks.
Every company management tries and offers affordable property management solutions but without client cooperation it is not possible. If the customer is not clear about what they want, or spring last minute requests, there will be delays and rework which can impact the total costing in a big way. It is important for everybody to have periodic meetings to discuss mutual issues and ideas and stick to some kind of project plan to avoid wastage.
