Within this past year, we’ve added a question to ask renters in order to help storage businesses find out where their sales marketing was paying off… “How did you hear about us?” Most of the time the response I receive is either “out of the phone book”, “over the internet” or simply “driving by”. Of course, then you have various other responses such as a “flyer in the mail”, they’ve “rented there before”, a “friend referred them”, “another storage facility who was sold out referred them” or a “moving company referred them”.
Recently I took a call from a woman who needs storage for her mother. When I asked how she had heard about us, she stated that she got the coupon at the retirement home where her mother was being placed. I think that was the first time I’d heard that one.
How are you driving storage business to your company? Have you thought about any directions to take in the marketing area? Real Estate agents would be another good driving force for new customers as they have a good rapport with prospective tenants. Coupons placed with many businesses could create significant sales increase by sheer quantity. Try different types of businesses and use various coupons or flyers. Coupons seem to work best because it will catch their attention quickly and they’ll take it with them.Track where your customers heard about you from and you’ll find that maybe the phone book ALONE isn’t bringing in the amount of customers you’d like to see renting with you. Then continue with the profitable areas of marketing.
